Great location and clean rooms, but a few things fell short of 4-star standards. Room service wasn't very responsive, and basic amenities like bathrobes were missing. The pool area is spacious with spa options, but the water isn’t temperature-controlled. Breakfast had many choices, though the taste was average. On the plus side, the staff was helpful and assisted me in getting the Dubrovnik Pass, which I appreciated.

The location is right next to the bus stop 3 stops from Dubrovnik Bus Terminal! The staff at the front desk were very kind and polite, and the room was spacious and comfortable. It was a shame that there was no bathtub. The breakfast was buffet style and the menu was limited, but it was delicious.

The hotel room is very satisfactory in all aspects. The location is great. It takes about 15-20 minutes to walk to the old town. It costs about 18-19 euros to take an Uber to the top of the mountain, and less than 10 euros to take a taxi to the old town.

Hotel located in Dubrovnik Old Town. The location is so good. There are a lot of stairs in the Old Town, but it's a hostel that you don't have to climb the stairs. It was comfortable to have laundry/baggage storage, dishwasher, and cooking space. The accommodation is clean and well maintained. (Bedding clean fluffy) However, as in all old European houses, soundproofing is not very good, but it was not a noisy location, it was not a problem. The check-in and check-out process was easy. Usually, Dubrovnik is often caught at the end of the trip, but the fact that you don't have to carry your suitcase up the stairs is worth it.

Great hotel, rooms spacious. Robes and slippers provided for the pool which was clean and well serviced. We had dinner there each night, reasonable prices with good food. Head waiter was very efficient and hospitable. Concierge helpful with tours and taxis. Only a 20 min walk to old town in Dubrovnik. Beach access close by. Would definitely recommend this hotel and would go back again in a heartbeat.

Everyone is very helpful and friendly from the hotel reception to the restaurant. Gina was on duty when I arrived and she explained all my enquiries about getting around very thoroughly. 👍👍👍 Food was great at the restaurant. Location was great, bus station was just outside the hotel. Will definitely cime back to stay again.

The hotel is located close to the road. If you drive from Zadar, you can see the sign on the roof after crossing the bridge. The parking lot is relatively spacious. It's convenient for access. The beautiful harbor of Dubrovnik can be easily seen from the balcony of the hotel.

We booked one bed apartment, the apartment was very stylish and spotless. The kitchen appliances including electric hob, dish washer, coffee machine,fridge freezer and microwave. The villa manager Anita was extremely friendly, helpful and polite. We had great time staying in the Villa Filaus. Will definitely recommend.

Staffs are very helpful and caring. We have very early morning flight and need to leave hotel before breakfast starts. The staff offers to prepare breakfast box for us to take to airport. The hotel is relatively new considering the similar age of hotel. It takes only 20 mins Uber to old town which I find it’s completely acceptable. It’s good choice for relax and also not far from airport. We will definitely go back to stay this hotel if we visit here again.

GGuest UserThe staff were amazing and accomodating 5 stars for them . I am a seasoned traveler world wide and I have stayed in a lot of 3-4 star places but this one I would rate as a 1.5 star. I was so disappointed in my room it looked like a run down storage room not like a nice comfortable room like the pictures display at all on the booking site. There was no air-conditioner as stated in the amenities list, nor was there a TV as stated in the amenities list as both TV and Air-conditioner were not working there was an issue with the room door unlocking it . Also the bedroom flooring was old and worn carpet that had stains and dried vomit on it. There is no safe in the bedroom as stated. There was an air cooler and pedestal fan in the room which only just made it bearable on a hot day and night. There is no parking if you have a car . There are five flights of narrow stair to climb with luggage. If your on the top floor. There is not lift. The room has a very much lowered wedge shape wall /ceiling that takes up a lot of room and you can injure your head if your not careful in the dark. There is no concierge as stated in fact most of what has been stated as the amenities and parking is a big lie as they either don't exist or they don't work. With what I paid I could gave gotten a better room for the same money somewhere. The managerr never showed up so I could talk to them about the issues. From what I have read else where in reviews this accomodation is really bad and in my thoughts this place and the owner of this business need a good shake up or shut down as they really don't care about the clients. It just about ripping people off and taking money. I highly recommend not booking this place as it is really bad.

SSharon AmandaThis is a really nice budget hotel, located in Lapad, away from the hustle & bustle of the old town, and close to the beach. We had a large room with an extremely comfortable bed/pillows, and a terrace/balcony. I thought it was a great idea to have clothes drying racks on the balconies, perfect for your beach towels & swimsuits. We had the breakfast, and it was pretty much the same every day. But even for us vegans, we could get something nice to eat. And for people with no dietary restrictions, there is even more choice. Our shower was faulty, which we reported to staff on our first morning. As it was the weekend, they advised that it probably wouldn't be fixed immediately, but by Tuesday we had a brand new shower head (the shower was usable, just faulty - we didn't have to exist without a shower!) The staff were lovely, friendly, helpful, and gave good tips about the beaches and surrounding area. There is a bus stop directly across the street from the hotel, where you can catch Bus 6 to the old town. The buses are small and very busy (September) and the cost is 2.50 euro one way. We did also buy tickets in advance from the kiosk in the town, where they are a little cheaper (1.70). And I must admit, we walked to the old town on several occasions. 30 minute walk, but with beautiful views. The beaches close by are lovely. There is a great walking path along the coast, and at some spots you can walk down stone steps to small seating areas, where you can also jump into the ocean and swim. We did this instead of going to the pebble beaches and hiring sun loungers. Overall, this was a really nice hotel, perfect for what we wanted. It is not high end, glam or luxurious, but it is comfortable, clean and friendly.

JJulieAmazing hotel. All the staff were so helpful and friendly, nothing was too much trouble. Spectacular views from the balcony, especially the sunsets. Really clean and comfortable- lots of toiletries in the bathroom - you don’t need to bring anything. Great spa area n the top floor - theres also a hot tub and sunbeds on the roof - I don’t think anyone knows about this as we were the only ones there. Breakfast was lovely, if there’s nothing there for you - you must be super fussy. Plentiful, well cooked. We also ate in the taverna restaurant which was also very good. We had good weather so used the pool area, plenty of sunbeds. You can also swim in the sea here. Really convenient to explore Dubrovnik. There’s a bus stop right outside the hotel that takes you to the old town every 20 minutes, very cheap too. Taxis come really quick from the hotel. Definitely have to walk the walls in old town. Cable car to the top with spectacular views. Old town is beautiful, lots of shops if that what you want to do. Didn’t have time to do any trips, but will definitely be coming back to do those. We walked a lot, exploring the local area so if you are into walking then you will be fine. We ate in the old town - a recommended restaurant Taj Mahal. Bosnian restaurant, delicious food (not cheap) but perfect for a special meal. Definitely recommend this hotel and the area. We had an amazing 3 nights - and wish we had booked longer.

SSarahHad a great little trip to Dubrovnik with my Son, I wanted sun sand and sea and he wanted game of thrones so we picked this hotel. Right on the beach that offers water sports and close to bars and restaurants including a cool cave bar and only a fifteen min bus ride to the old town. Perfect for the best of both worlds. As you can see the room had an amazing view. Worthy to note, the music from the cave bar until about midnight could be heard from the room, along with the waves of the sea.

SSeat 2AAlthough this hotel is situated quite some distance from the Old Town this is not a bad thing at all. Insect I very much appreciated being removed from the thick crowds and noise, and very much enjoyed the peace and tranquility and spectacular sea views from this wonderful resort. Definitely worth paying extra for a c facing room, for breathtaking panoramas day and night. My room was elegantly decorated and very comfortable, with ample space for everything although a luggage rack or designated space for luggage would enhance overall comfort greatly. Staff were generally helpful and polite, with special mention to Matija the Restaurant Manager, who, despite handling large volumes of customers, remained unfailingly cheerful and energetic. The breakfast buffet was very generous by European standards, whilst the dinner buffet selection was also more than adequate and quite good value at 35 Euros per person. As mentioned in previous reviews, a bus connects the Babin Kuk area (where the Royal Ariston and her neighboring sister hotels, the Royal Princess, Royal Blue, Royal Palm and Neptun are situated) to the Old Town. If you purchase the 40 Euro Dubrovnik City pass, discovers one day worth of this bus travel plus access to the city walls and its museums. Cannot recommend this resort highly enough and look forward to my return.

GGuest UserAbsolutely a wonderful hotel all around. The buffet breakfast was extraordinary with so much to offer. What is exceptional about this property that I learned once we got there was how they have an Asian spa version of rooms in their spa. They have a salt room, steam room, igloo room, a turkish bath, indoor pool, warm pool, cold pool, rainforest shower ... we went to the pool and in the sea off the cliffs everyday and it was just wonderful. At night they had live entertainment. One of the best hotels in the wrold!

GGuest UserA Great place to stay. We were pleasantly suprised by the access to 6 different pools on arrival to our hotel including 1 on the rooftop. The amenities were so good. There was a lovely gym, spa on site also with access to all. Breakfast was great each morning. The location was perfect, right on the bay with great views, and the perfect view of the sunset each night. There was a bus stop just a 2 minute walk away, which was just a €2 trip to Old Town. The staff were friendly, more so those in the Vista Bar who were very helpful than at the reception but nevertheless, still friendly. Rooms were nice and clean, cleaned every morning for us to arrive to fresh bedsheets by each afternoon. Only negatives i can really find was that there were no double beds in the rooms, only 2 single beds joined together to lake a double, I had called and the man at reception said this was the case for the whole hotel. Entertainment at night could have been better also, we found ourselves leaving the hotel each night to find better.

GGuest UserLocation is great, a short 10-15 minute walk from the pretty fishing village. The hotel lacked a central point outside. The pool was very small. Sunbeds squeezed into every inch of this place. Most of these do not have an outlook or clear view of either the stunning sea view or dodgy looking pool. Tourists getting up early to put towels on beds. Catering staff were friendly, kind but looked exhausted. Reception staff were welcoming but lengthy queues quickly form around check in and check out times. The overall hotel looked run down compared to its more recently built sister next door. In terms of food, if you prefer quantity over quality this is the hotel for you. For example, the cod pieces were so dried up you had to cut it with pressure. The meat was pretty fatty. Desserts appeared to be a big hit with the kids. The location of the outside restaurant was a winner to watch the sunsets. This is a family hotel first and foremost.
