"Staying in a hotel that's part of a church building is a really unique experience. The staff were all very welcoming and the breakfast was filling enough. I recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest. The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free. Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations. The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps. Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth. The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome. Simply top rated — the best!

Location: requires a fair bit of walking to from the metro. But otherwise fairly central. Service: one of the best I’ve had in a while, with personal greetings at the door, introductions, suggestions for what to do in the city, friendly hosts, etc. unfortunately the electricity got cut off the next morning but they apologised and waived the city tax fee for our inconvenience - this was really appreciated. Room is modern and clean, though I think amenities was lacking - only 2 small shower gel bottles with no tissue papers around except toilet paper. Fine for one night but may be inconvenient for longer stays. Overall enjoyed the stay!

The location is great, it's on the 5th floor of an apartment building directly opposite Termini Station. It's perfect if you're catching a bus to the airport the next day. If convenience is your priority, this is a good option. However, the comfort level is just so-so, apart from the blankets being relatively clean. We didn't dare use the duvet and just slept with the AC on because only the bed sheets looked new. The blankets seemed like they were never washed, but that's pretty standard for hotels in this price range.

Superb! I love the Vatican city area(Ottaviano station) so many cafes and asian restaurants u can try. And below the guesthouse theres a really popular gelato shop only €3/3 full scoops👍😍 the cheapest gelato in euro. Me and sis would pop in everyday to buy gelato. The owner Cynthia and hubby are the 1st most welcoming italian we met in Rome. Plus they have a wonderful coffee machine that you can help yourself to anytime of the day(with mini cupcakes)😘 they even have a hall with loads of encyclopaedias collections. (Wish i can read italian). on our final checkout day, Cynthia’s husband even helped to call us a taxi to airport which cost €55(flat rate) tq so much sir eventho we dont speak each other’s language but we understood each other. In conclusion its worth the money we paid for. Wonderful host, great experiences in staying with an italian apartment with classic elevator architecture 🥰👍

The suite itself is very spacious with necessary amenities. I was not aware that the reception area (margutta 19) is 200 meters away from the location i reserved (Margutta 54) I do not recall about this detail when I reserved the room. I thought it’s a normal hotel but it is not. I need to use another key to get into the premises before heading to the room. Service was polite and courteous but COLD. Not very helpful and does not really care much. The bell boy on the other hand was very helpful in transporting us from 54 to 19 for check in and out. I expect full service as a hotel for the price I paid. Very disappointed 😔

Здравствуйте!Это не гостиница,а гостевые апартаменты.Находятся рядом с площадью в центре города Рима.Нас встретил очень приветливый Пьер и рассказал ,как всем пользоваться.Он нам дал ключи от трёх дверей,потому что,чтобы попасть в комнату,надо сначала открыть входную дверь в здание,затем ещё одну на этаже.Комнаты расположены на первом этаже.Все было очень чисто.Есть интернет,маленький холодильник,вода,кофе,чай,чайник,фен,телевизор,шкаф..Вечером было шумно от дороги,но затем все стихло.Утром,часов в 8-00 опять начал ездить транспорт.Нам здесь понравилось.Мы рекомендуем это место!

I am very happy with the location I chose. It is incredibly convenient to get anywhere from here. The host is very professional and attentive, providing us with a wealth of information upon our arrival. They gave us two specific route maps starting from the hotel that allowed us to explore the area perfectly, along with restaurant recommendations and various tips to keep in mind. The area is extremely safe, so I felt very comfortable walking around even at night. There are plenty of excellent restaurants nearby to choose from, and with several supermarkets in the immediate vicinity, getting groceries is very easy. It is essentially a perfect neighbourhood. The building itself is particularly interesting. Built in 1920, it is exceptionally well-maintained. Even the elevator is the original one from that era. It is hard to believe such a piece of machinery has been preserved in such good condition. The host is incredibly friendly. They also arranged our airport transfers, which were excellent: the vehicles were large, high-quality, and very well-priced. It was only 120 euros airport round-trip, and they used spacious Mercedes-Benz cars. I feel very relaxed and at ease with the service provided.

The location was perfect for us — only about a 10-minute walk from the Vatican, which made it very convenient. Unfortunately, that was the only positive aspect of our stay. We booked a superior room, but it was nothing like what was advertised. We were given Room No. 4 at 285 Flat, which had dirty walls, a broken kettle and no night lamps, and overall looked very different from the photographs online. The shower was placed inside the bedroom with a clear glass door, offering absolutely no privacy. I was traveling with my 14-year-old son, and taking a shower was a real challenge because of this poor design choice. The reception only operates from 8 a.m. to 8 p.m., and since we had an early check-out at 6:30 a.m., there was no information provided about where to leave the key. Breakfast is served from 8 a.m., which is too late if you want to attend a tour or visit the Vatican early (most tours start around 7:30 a.m.). This detail was not mentioned anywhere in the listing. We had prepaid €120 for four breakfasts for two people, but as soon as we arrived (around 2 p.m.) and found out about the late serving time, we cancelled them. The receptionist advised us to email the owner to request a refund, which we did — but we never received any reply. Overall, this stay was not we expected and definitely not worth the price we paid, even considering the good location. I would not recommend booking breakfast here, as money we paid is far more than what you would spend at a nice local café or patisserie.

The hotel has THE PERFECT LOCATION. It’s walking distance (10 minutes) from the railway station but far away enough to be in a safe area, near 2 amazing basilicas. As you can see in the photos, I had a wonderful view of Basilica of Santa Maria Maggiore from the room. The hotel is the restored old granary of Basilica of Santa Prassede. It’s an historic building, each floor has the names of the cereals that were stored here. The staff is very kind, very very efficient and generally lovely. The room was clean, not too spacious, especially the bathroom, but ok. Unfortunately we booked a room with breakfast, but the hotel doesn’t offer this service any longer (not the hotel’s fault, but the booking supplier). Thankfully there are some nice bar in the area and the reception staff was able to direct us (go early as they are all quite busy). Overall I would definitely recommend it.

Lovely, family-run hotel. Very friendly and warm. Excellent location, bus 85 which is a very short walk from the hotel takes you to central Rome. There are also 2 Metro stations within a reasonable walking distance. The family makes you feel welcome, a very lovely, elderly lady keeps everything very clean and tidy. Things to note, the toilet and shower are not in the room, they are private to you but you need to walk through the communal hall (which you share with the other 2 rooms, the hall isn't big); the room doesn't have a kettle. A small inconvenience for a great location and reasonable price. I would stay there again.
