The location is good. Rooms looks good from a distance. Look closer... Bathrooms are a 2-3 out of 5. Carpet is dark but was dirty when I got in here. When I put my feet on the bed there's stuff that stuck to my feet so I will not go barefoot in here. There was a dark hair on top of the bed. There's no safe in the rooms. They brag about the 'private pool' in the rooms but it's just an older Jacuzzi bathtub. Looking at the yellowed jets, there's no way I would go in it. The welcome gift when we came was an 8 ounce carton of milk and two individual packages of cookies. Look at the photos. The light has bugs in it and is burned out. Look at the two towels/clothes racks. Yuck! The Jacuzzi faucet? No! The walls are really paper thin! I could hear conversations. I needed to rest and there were kids jumping on the beds/ laughing loudly after 10. All afternoon & on both sides of me there were a number of younger adults outside and inside drinking beer and quite loud. When I got back at 9 o'clock, The office was closed and dark and nobody that I could contact about the noise. I was not happy. Very noisy in the bathroom. There's a buzzing and humming noise that goes on and off every couple minutes. Most of the equipment noises are coming through the bathroom window from different machines on the back of the buildings. l also wasn't told this room was on a second story. had to walk upstairs with a bad leg and naturally no other rooms were available on the first floor. There is no solid ”door” to the room. The outside wall is glass windows and a glass sliding door that you get a key to. The sheers are as thin as a pair of nylons. You can see right through them. There's almost no way you can completely close the curtains over the door when you leave, without them being open a little where people can look in. This is certainly not what I would expect from a hotel room when I'm paying this High a price!

I stayed in the Sudima Lake Rotorua Hotel for three nights while attending a conference. The Sudima was selected as it was the cheapest of the four listed by the conference organisers. The accommodation and buffet breakfasts were standard and wouldn’t in themselves warrant a review, either positive or negative. What did warrant a review, however, was the check-in experience. This is the reason for the level-two rating. Having stayed at a range of accommodation – from higher end to backpacker - I cannot recall anything like it, either here in New Zealand or overseas. There was one person at the reception desk and only one other guest checking-in before me. That check-in took a seemingly interminable time, but that can happen for whatever reason. My check-in appeared normal, but thereafter the experience ‘went to custard’. Assigned a room on the third floor I duly went with my bag to the room. Arriving there the magnetic door card wouldn’t open the door. I then returned to the reception desk, explained the situation and was provided with a new set of door cards. I then proceeded back to the third floor and, yes, the door cards this time successfully opened the door. However, upon entering the room I was surprised to find evidence that someone else was using the room. Material around the room showed that this person was also a conference attendee. (Interestingly there was a half drunk bottle of whisky on a table, but alas it was a blend and not a single malt so there was no temptation to take a few swigs.) Using the room’s telephone, I called the reception number but there was no response. Anxious that the room’s inhabitant may return I returned once more to the reception desk to be provided with a new room and corresponding door cards. Another ascent to the third floor finally eventuated with valid room occupancy at the Sudima Lake Rotorua Hotel. The time lapse since first entering the hotel stretched to about 40 minutes.

When I went there was a Chinese receptionist. I don’t know if the boss is Chinese, so the communication is very smooth. A typical motel, the room is simple but enough, it is very close to the parking lot, and the sound insulation is average. If you don’t sleep well, please think twice or prepare earplugs. The location is very good on the main street of Rotorua, not far from the government garden and Polynesian hot springs. If you drive, the parking spaces in the courtyard are limited and you may not be able to park. The parking spaces are full and you can stop on the street. It is recommended that the boss prepare a check-out key box. This can be checked out quickly without ringing the bell every time you go to the front desk

This motel is very well situated, close to eating, shopping, and walking along the lakeshore. It's rooms were spacious, clean and comfortable and ours contained a well equipped kitchenette. Everything on the property looked well taken care of. I liked the fact they had recycling and composting bins as well as garbage in the rooms. We never used the pools but they looked well cared for as well. The staff were friendly and helpful.

Very suitable to choose where to stay, the parking lot needs to be booked in advance, the front desk service attitude is really good, you can walk to the Polynesian Spa, the location is very good, not far from the Government Garden. Not a one time stay, it is a recommended hotel.

Stayed here for 2 nights with my family including an infant. Room was pretty spacious. Staff was friendly. Unfortunately, there seems to be bed bugs or dust mites on the floor carpet as I got plenty of bites around my ankle. Went ahead to inform the front desk but I was told that there were absolutely no bed bugs in the hotel. Overall room is ok except for the cleanliness.
