It’s so beautiful hotel. With a lot of activities for kids and adult can enjoy different pool. No crowd as the hotel is really big I guess. Amazing sunset view and morning sea breeze boosted our vitamin D. Had great time here.
Everything is good, but the location is a bit far from KKIA airport. The room is clean and the staff are very kind and helpful. The location is near 1B, just a 2-minute walk.

The room was quite spacious, equipped with a lounge chair and a desk. While the bed might be a bit snug for three people, it fortunately had wheels, making it easy to move. The facilities felt a little dated. A significant service oversight was that despite booking for three adults, all amenities were only provided for two, which was not ideal. The sea-view room offered a good view from the window, perfect for watching the sunset. The hotel's swimming pool is located on the ground floor, right next to a city road, which made its location a bit less desirable. However, the hotel's overall location is excellent, with famous shopping malls and food streets all nearby. The gentleman at the front desk was also very helpful. Overall, I was quite satisfied.

The hotel boasts an excellent location. Suria Sabah Mall is right behind it, and Gaya Street is just a short walk downstairs, with everything conveniently within walking distance. There are abundant dining options, along with numerous cultural and creative shops and local specialty stores for souvenirs and unique finds. While bottled mineral water isn't provided, filtered drinking water is readily available. However, there are no laundry facilities. Overall, it offers excellent value for money.

Perfect location for island hopping - 3 minutes walk to the Jesselton Point Ferry Terminal. The facilities are modern and the renovation still feels quite new. Service and food here is notably better than other nearby hotels. Food at the breakfast was fresh and of high quality. Would choose to stay here again in the future.

The hotel, service and location are very good. A lot of eateries and convenience store at the same building. Nearby jetty and shopping mall. Hotel offers valet parking in front of the hotel for self drive guest, RM30 per day, multiple entries. Breakfast is simple. This room type is facing the Main Street so it is quite noisy at night time, sound proof is not that good.

I was initially assigned to a room with a faulty air conditioner and a door lock issue. After informing the front desk, Audrey promptly offered us a room change, which we were satisfied with. Great sea view indeed.
The location is excellent — right in front of the Pasar Besar Kota Kinabalu and within walking distance to the Filipino Market and Centrepoint.
Tips:
1. if you wanna buy good pepper products, just cross the road and buy from pasar besar KK
2. If you keen to have the yellow wine (黄酒)stir fried tuaran mee , just exit from Citadines side entrance and walk about 150m , there’s a shop called 1978 , the have the best laksa and tuaran mee
It's a relatively new hotel in Kota Kinabalu. However, for such a modern hotel, they still use traditional keys for room access, which is quite inconvenient. Basic toiletries are provided. For stays of up to three days, housekeeping does not clean the room; only bath towels are replaced. The air conditioning was excessively cold for the first two days, but by the last two, even set at 21 degrees, it felt like it was just blowing natural air with no cooling effect. Unfortunately, there's a foul-smelling ditch right next to the hotel, and the stench is immediately noticeable as soon as you step outside.
Overall, it was good with plenty of activities, but I have a few observations:
Facilities: It was quite surprising that for a hotel of this standard, there were no showers available at the pool or beach.
Service: The experience at The Eighth Chinese Restaurant on the first floor was particularly baffling. The female hostess told us we needed a reservation and to come back later, even though there were clearly many empty outdoor tables. When we returned at the appointed time and sat down, ready to order hotpot, the server *then* informed us that hotpot was *only* available at outdoor tables. Seriously?!

Seems to have been renovated since my last stay: rooms are still quite basic compared to other Shangrila hotels but clean and comfortable. No safe in the room. Buffet breakfast also not of the same standard as other Shangrila properties. Main issue here is the neighbour noise from people slamming doors or having loud conversations late at night.

• Tourist Spots Nearby – Close to Gaya Street Sunday Market, Handicraft Market, Jesselton Point (ferry to islands), Imago Shopping Mall, and the Waterfront seafood restaurants.
• Value for Money – Affordable rates for a clean, comfortable stay.
• Friendly Staff – Helpful and welcoming service for both leisure and business travellers.
From the hotel, you can walk about 10 minutes to the Handicraft Market, then continue another 5 minutes to the Waterfront for dinner, all without needing a taxi.
GGuest UserThe location is excellent. A taxi from the airport costs only around 9 MYR. It's conveniently located near Gaya Street and Suria Sabah shopping mall. You'll find many popular eateries and trendy spots in the area, including famous names like Sin Kee and Yu Kee Bak Kut Teh, Yee Fung Laksa, and Gaya Coconut. There are also plenty of convenience stores, including 7-Eleven, nearby. Two well-known mural photo spots are just around the corner, and both Durian Street and the durian stalls under the bridge are within easy walking distance.

TL;DR: This place feels more like a meditation centre than a hotel, it will not provide you with supplements. It's a bare room. You need to bring toothbrush&paste and buy drinks somewhere as it is not provided. No tv and fan. No in-house restaurant. There are mosquitoes at the garden near afternoon, and the balcony at night, but there are no insects in the room (family room). In exchange you will get a very clear and vivid Mt Kinabalu view in the near-dawn morning (where there is no mosquito), a working shower with heater, concrete floor that reduces nearby noise, and cold foggy experience.
Long:
This place is within the fog path so you will get the foggy experience. You can also see Mt. Kinabalu at the right time and it looks quite close (e.g. dawn 6 a.m.). You can even see the electric towers and resthouse, it's that close. Moreover, this place is more like a meditation centre than a hotel. It is visibly run down probably since covid as that is also when the in-house restaurant got closed down. Considering my experience as a recurrent visitor of Kundasang, mosquito has always been the least of my concern. Somehow this place has lots of them. We got bit quite a lot in a short span of time.
Undesirable / Cons:
-No water kettle, no supplements (water bottle, coffee pack, toothbrush, toothpaste, etc.). Porcelain mugs are provided though
-No in-house cafe/restaurant but nearby has a few (400 meters at least)
-No tv, no fan but cold in general
-Quite a lot of mosquito and moths outside at the garden place in the afternoon and at the balcony connecting the 2 buildings at night. There are no electric zapper.
-Seems a bit run down at the garden. 2 broken board pieces on the floor for example.
-It has no Qibla for muslim people, at least in family room
Desirable / Pros:
-Big room. Not smelly
-Is cement board floor
-Big single beds. Not smelly
-Clean bed. Fluffy cover.
-Water heater is working for family room at least
-Relatively clean inside room and at reception. No insects in room. No weird bugs around.
-Has a table and chairs in room
-Lots of electrical port
-Wifi provided by hotel is strong (2.4Ghz and 5Ghz
-Very near main road. So good road going towards the hotel
-Aki-Aki trail starting point is nearby. Plan to go next time so no experience as of this review
This place is not too bad. Not too good either. Personally, I wouldn't place this as my top place for the foggy and view considering other options but I don't mind returning if necessary. It will sure be much much better to highly recommended with much needed renovation and have some methods to deal with those mosquito.
p.s. There's a cute puppy that invites you at the entrance. 😂

Positive Points:
1. Air-conditioning was very effective and kept the room comfortable throughout the stay.
2. Great window view – beautiful sea and jetty scenery that adds to the relaxing atmosphere. (see my attached picture)
3. Excellent location – conveniently close to eateries and the jetty, making it easy to get around.
4. Reasonably priced in-house food – offers good value for money for guests who prefer to dine in.
5. Complimentary extra bottled water was provided upon request, which was appreciated.
6. Friendly and helpful staff across all departments – from housekeeping, café, and maintenance to the front desk. Everyone was courteous and attentive.
7. Special mention to the chef – a very kind and gentlemanly person. On our first day, we ordered 6 fried eggs for breakfast, assuming they were included. The chef initially didn’t inform us of the RM2 charge per egg and kindly did not charge us for them. When we later tried to order again, he politely informed us about the charge. We truly appreciated his honesty and kind gesture.

Areas for Improvement:
1. Limited breakfast buffet selection – mainly local dishes such as chicken, eggs, vegetables, rice, or noodles. While the food was tasty, there were no options like fresh milk, cereal, or egg station. Fruit choices were also limited to just bananas every day.
2. Window leakage during heavy rain – rainwater entered the room. However, the staff responded promptly and mopped the floor immediately.
3. No robe hooks in the bathroom – makes it inconvenient to hang clothes or towels.
4. Shortage of bath towels – clean towels were only available in the late afternoon after laundry was returned.
5. Extra blanket charge – an additional around rm50-60 was required if requesting one more blanket, which felt a bit expensive.
6. Low water pressure in the shower – the water flow was quite weak, making the shower experience less enjoyable.
7. Housekeeping quality needs improvement – there was sand in the room, and although we informed the staff, it was not cleaned properly even after the feedback.
Extra Tip for Travellers:
There’s no laundry shop in Semporna town, so do remember to bring enough clothes for your stay.
LLimThe only reason I stayed here was because of it location near to the airport. Everything else is good in terms of experience except I was imposed with liability costing RM10 for soiling one piece of their towel. The soiling happened because I walked outside after the rain and my foot got into a mud spot. I came back to my room and I accidentally stepped on the towel. Bear in mind, I had to book their largest room meant for 4 pax because that was the only one available even though I stayed alone. Considering the occupancy is low for that large room, soiling one piece of towel does not justify a RM10 liability damage.
RraopGreat location, decent stay at Promenade Hotel
Stayed at Promenade Hotel and overall, it was a pretty good experience—especially for the location.
It’s close to the popular seafood spots and just next to Bataras if you’re keen to shop for local supermarket items. We also walked to Imago Mall in about 15–20 minutes. Was told it’s also near Centrepoint, though we didn’t walk there ourselves.
Surprisingly good souvenir shop at the lobby
Don’t miss the souvenir shop in the hotel lobby—it’s quite affordable, even cheaper than what you find at tourist spots. Worth checking it out first before shopping elsewhere.
Breakfast and Rooms
Breakfast was decent with some variation daily.
We booked both the Superior Room and Junior Suite.
• Superior Room: Faced old buildings and the sunrise. It fits 3 pax but felt a bit tight.
• Junior Suite: Faced the sea and had a nice sunset view. We requested the third bed to be placed here instead, and it was nicely arranged.
Rooms came well-equipped with essentials like toothbrushes, shampoo, and soap.
Facilities & Tech
Unfortunately, the swimming pool and gym were closed during our visit.
TV had basic digital channels (DTV) but no Chromecast or smart features—an upgrade here would definitely help modernize the stay.
Overall
Comfortable and convenient, though the hotel ambience is a bit dated. Still, for what you get, it’s a solid stay.
