The hotel was perfect for me. It’s a little outside of the square, but I like to walk and get my steps in so no problem. Staff was really nice and room was extremely clean. Everyday fresh towels, linnen, toiletries. Highly recommend staying here.

Staff: Mostly friendly and professional, except few. I asked the female staff for early check-in and left my luggage at the designated place. Then, she said, “No, you have to wait until 14:00”. Immediately after her response, the male staff approached me and processed it. He also allowed me to change room without any charge and to store my luggage in the room, instead of the designated area.
Room: For those who like 80s-90s vibe, this is for you, and me too. The AC is loud and cleaned. The ceiling, on the other hand, has strains from water. The curtain has a strain that looks like either blood or coffee. The wall looks unpolished, creating a running down impression of the hotel. The socket, TV, lift, and fridge are functional, fortunately. 2 bottles of water are set by the hotel standard. Please clean up those strains and walls.
Bathroom: It contains dusts on the ventilation fan’s cover. There is mold strain on the wall that could be mistaken as black mold initially. Please clean up it as it could evolve to such in the future.
Location: Not far away from the pubs, so music can get loud inside the room as it has poor soundproof. Unless you don’t mind the sound, or want to stay away from the city centre, go for it.

Hands down, this is the most value-for-money hotel in Chiang Mai for the 200-300 baht price range. The rooms are at least 40 square meters, come with a small kitchenette and a fridge, and you can charge your devices right by the bed. While the decor is a bit dated, the cleanliness is surprisingly good, better than many older hotels. The rooftop buffet is no longer available, but the pool is still open and a decent size. The location is great, near Maya Mall and Nimmanhaemin Road. Before 6 PM, you can even walk directly from Huay Kaew Road. The hotel entrance area is very quiet, surrounded by a purely residential neighborhood with no noisy businesses or dodgy people around.
SK House 2 is nestled in the charming Old City of Chiang Mai, offering guests a serene environment steeped in rich cultural heritage. The hotel is just steps away from ancient temples such as Wat Phra Singh and Wat Chedi Luang, where visitors can admire intricate Lanna architecture and partake in traditional ceremonies. A short walk takes you to the vibrant Sunday Night Market, where local artisans sell handmade crafts, street food, and souvenirs. Nature lovers will appreciate the proximity to Doi Suthep-Pui National Park, where a visit to the sacred Wat Phra That Doi Suthep offers breathtaking views of the city. For a more adventurous experience, nearby elephant sanctuaries and hiking trails provide a chance to explore Chiang Mai’s lush landscapes. The bustling Nimmanhaemin Road, with its trendy cafes, boutiques, and art galleries, is also a quick tuk-tuk ride away. Guests can unwind after a day of exploration in the hotel's outdoor pool or enjoy a meal at the on-site restaurant. Chiang Mai Night Bazaar, filled with local goods and lively street performances, is another must-visit spot just a few minutes from the hotel. SK House 2 offers the perfect blend of cultural immersion and modern convenience, ideal for exploring the beauty of northern Thailand.

This hotel is tucked away in an alley, giving it a very authentic local vibe. The cleanliness isn't top-notch, and the facilities are quite old; there's no TV, and even if there were, I wouldn't understand it anyway. The room is spacious enough for a family of four, and the price is indeed cheap. It even has a pool, and you can eat in the lobby, so there's always food available if you're hungry and don't want to leave the hotel. Wat Chiang Man is right next door, and rooms on the second floor and up that face the temple offer a direct view of it – I was lucky enough that our family room did. Downsides: the low price comes with reasons. Housekeeping isn't always prompt, there are no complimentary tea or coffee sachets like in typical hotels, and no kettle, which makes instant noodles inconvenient. Toiletries are limited to just soap and shampoo. Also, no slippers.

The hotel looks good. Owner is very accommodating and polite. Staff always tries their best to tailor to the clients’ needs, very tactful and accommodating. Location could be both - good and bad, depending on your needs. It is very nice and quiet in general, pretty close to a bunch of landmarks, but also happens to be outside of the pickup range for all the tour agents, for instance we’ve had to take a taxi to the closest pick up location(7-10mins). For us it was actually perfect because we wanted a nice and tranquil getaway from the city hustle and bustle. Quite a few great restaurants, 7/11 and other stores in vicinity too. A minor drawback for me was that they didn’t provide bathrobes, and i do like wearing them at the hotel, but again, depends on ur needs. One major drawback for me was the laundry service-they did provide it, it was quite flexible and quick, but by the time I opened the bag(last minute before the check out) I’ve discovered that my white sport suit and my mom’s white dress was ruined( it had pinkish spots all over it which I’m not sure if I’ll be able to ever get off, so be mindful of that. Other than that I enjoyed my stay and beautiful scenery, would love to come again.

The hotel is very close to the airport, and it's right on the flight path, so it's noisy all day long. Rooms on the third floor are okay, but the second-floor rooms are absolutely terrible. The walls are peeling and uneven, and there's no soundproofing at all on the second floor; the gaps under the doors are huge. The windows are blinds that don't close properly, so you can hear everything outside. The people in the next room were talking very loudly, then shouting and singing around 2 or 3 AM, making it impossible to sleep. In short, avoid this place!

The front desk service was absolutely terrible from the moment I checked in. The staff seemed completely unprofessional; even with guests waiting, one was busy taking selfies. The check-out experience was no better. I came down early, allowing extra time for the room inspection, but found no one at the front desk for about 15 minutes. Eventually, a staff member appeared, stating they had just returned from getting food (via Grab). They showed no urgency whatsoever in assisting me and then said it would be another 5 minutes for the room check. In total, checking out that day took a frustrating half an hour.

I had the pleasure of staying at this hotel with my family during our visit to Chiang Mai, and we were truly impressed by the overall experience.
The room was exceptionally clean, well-organized, and maintained to a high standard, reflecting excellent housekeeping practices. The front office team was courteous and professional, welcoming us with warm smiles during the check-in process. While early check-in was not available and the standard check-in time of approximately 2:00 PM was applied in accordance with hotel policy, the staff handled the process efficiently and pleasantly.
The room was fully equipped with a wide range of amenities, including tea and coffee-making facilities, a microwave, minibar, refrigerator, and in-room safe. The overall setup and facilities are comparable to those of a well-established four-star hotel.
One minor point for improvement would be the hot water system, as the water temperature was not consistently hot. With some adjustment in this area, the guest experience would be further enhanced.
We were initially planning to stay for only one night; however, due to the high level of cleanliness and the outstanding service provided by the staff, we decided to extend our stay for an additional night.
In conclusion, the hotel delivers an experience that closely reflects five-star quality. I would highly recommend this property to anyone visiting Chiang Mai, especially for families seeking comfort, cleanliness, and excellent service.

I had to leave this hotel early due to extensive black mould in the room. I immediately booked another hotel and contacted Trip.com, who reached out to the hotel on my behalf. Unfortunately, I was denied any refund for my booking. The hotel suggested I should have requested a room change at the front desk, but based on the condition of the room I was given, I doubt the alternatives would have been much better. Frankly, I wouldn't feel confident staying in a place where even the black mould might be 'painted over' rather than properly addressed. Extremely disappointed with both the health standards and the lack of customer care.

There are two hotels next to Maya Mall, and this season's pick offers great value for money. Although it's on a flight path, you can barely hear the planes. Nimman One is right across the street. The staff are incredibly friendly and you can easily communicate with them using English and simple Thai. They're so attentive – they wouldn't even let me carry my own luggage, insisting on taking it to my room or bringing it right to me. The lobby has a generous selection of complimentary pastries, water, drinks, and coffee. This place is truly a hidden gem! While there were tiny ants in the room, they were dealt with promptly and it didn't affect my stay at all.

Amazing
Very nice quiet location, great service and amenities. Room is very sizeable and location is ok. Very happy and would recommend instead of four seasons! The spa was also very good!! Definitely recommend
A beautiful serendipitous spot to relax. Staff are all friendly and have high service mindset. I asked for Khao Soi which is not on menu and they did it for me. Surprisingly the dish was so delicious, one of good Khao Soi bowls I had. All details in the hotel are so well-curated. A location is good, nearby Wat U-mong which is nice to visit by walking. Not too far to go to center of a city. Lovely experience staying there.
On the first day, my flight arrived early. The hotel front desk staff were very warm and helpful in assisting us with the early check-in process. After leaving our luggage, I went out for a walk, and by the time we returned still before 2 PM, but I had already received my room key. The process was very efficient, and they also thoughtfully explained the hotel facilities, their operating hours, and the usage guidelines. The hotel is located very close to the airport, about a 10–15 minute drive. If you need to get to nearby shopping malls, you can request their buggy service. The drivers are also very willing to help and solve any issues you may have. The breakfast offered a wide variety of choices and vegetarian-friendly, with a selection of dishes that were all well-prepared and delicious. It’s a perfect place for families to stay. There is also a swimming pool and a gym, both of which are very well maintained, clean and fully equipped. For those who workout regularly, the facilities are more than sufficient. The staff here are all friendly and enthusiastic. Please keep up the great work, your warmth truly makes guests feel welcomed.
The experience with Away Chiang Mai was amazing! Being a vegan, it’s my very first time to stay in a fully vegan hotel. Every morning, I enjoyed the vegan breakfast buffet without needing to read food labels/ guessing if the dish contained any animal ingredients. Apart from food, the room was very comfortable. The swimming pool was not crowded and I could swim freely. What’s more, while the weather was quite cool during my stay, the swimming pool was supplied with warm water. Away Chiang Mai is such a great place for vacation.
A European-designed hotel conveniently located near Nimman Road, making it an excellent base for exploring the city. You can easily rent a bicycle using the Anywheel App, which makes getting around effortless and fun. Cycling through the neighborhood lets you truly enjoy the cool, refreshing breeze during Chiang Mai’s so-called “winter season.” 🚲✨
A surprise stay; an overnight transition proves magical. Initially attracted by the onsen aspect which turns out to be more than meet the eyes in terms of health attentiveness- quality of local natural spring water and added nourishments. The property offers grand historical values as a former governor’s manor with splendid blended charming old-vibe interior decoration as well as modern comforts. Top notched exclusive spa room especially paired with well-selected massage practitioner (Thai massage is a must!) The room is cozy and fully equipped. Best queen bed, pillows, and comforter I ever experienced; I did not want to get up lol Attentive and courteous staff. Exceed expectations in everyway. Easily earned 🌟🌟🌟🌟🌟
My new favorite hostel in Chiang Mai. I will stay again here. PROS: Clean Huge Free breakfast Huge room Separate toilet for male and female Clean and big toilet Centrally located CONS: No trash bin on dorm rooms AGAIN, THIS IS ONE OF THE BEST HOSTELS IN CM FOR ME. I will stay here again in my future trips in CM.
Good location, quiet place, comfortable bed. The room is clean. Breakfast is a cup of drink and one wrap. A lot of parking area. Deposit is 500 Baht by cash or keep the ID card at the desk. Once you checkout, staff will return deposit or card to you.
If you want a room with good price located inside old town then you should consider this place. However there are some pro and con for your information. Pro: reasonable price. Great location. Friendly staffs swimming pool. Con: room should be a bit more clean than that. AC was really loud.
