Room was nice and not too far walk from the city centre. But after checking my bank account the day after I noticed the hotel had taken £50.00 from my account. When I called to check, I was told it was a deposit to protect against damage to the room. I was not made aware this was being taken and did not give any authority for them to take the payment. I found this very concerning and I now have to wait a few days to receive the refund. So please be warned before booking..

Great check in, room was immaculate. grandchildren loved the room. lots of shops and cafe shops. A lovely pub opposite which serve’s lovely food. the only downfall is no breakfast

Very clean, the townhouse is very beautiful, and we had dinner on campus in the evening. It felt good. There were two beds in the room, very comfortable, and tea and coffee were prepared.

After arriving at the hotel, the landlord refused to open the door because he had not received the order. The temperature outside was below zero and I was shivering with cold. I tried to communicate with the customer service for half an hour without success. I was almost frozen to death and had no choice but to find another hotel.

I traveled to York by car at eight o'clock and checked into this family hotel. I saw a total of five rooms upstairs and downstairs. The rooms were pretty good and affordable. Room 1 was next to the roadside. A car passed by one night to check in. We called the landlord. The phone call went smoothly according to the instructions.

Overall this was a good place to stay with some negatives. Nice spacious room. Good location about half hour walk to York centre or else 15 min bus trip. note buses 11 and 26 go about every 40/50 mins. look on bus stop opp guest house for bus timetable more up to date than that in guest book. I liked location as more like where regular people live in leafy suburb. Pubs nearby also nearby park Rowntree v nice plus shops nearby. Towels are in wardrobe when you arrive. A negative was that the reception was not manned when I arrived. You need to ensure you bring a mobile phone with you when you arrive as if no one answers door bell, you need to ring a number listed outside and then receive two codes to let you into the main door and your room. Only then will you get a key pass card. In my four day visit I never saw a person on reception. It is run like an airnb. However I still liked my overall stay and the room which had a fridge. I did ask for housekeeping first day but room not cleaned which was not a big problem really. I would be happy to return. Several pubs nearby Winning Post and Swan. Overall York has quite pricy restaurants but you can get £10 breakfast at Baileys in Museum Street in centre, Also there are two Weatherspoon pubs in York. There are places to eat a short walk to shops near guesthouse. In summary, good value for money.

Great place to stay for a trip to York. 10 minute walk into the centre or a bus which stops over the road. Lots to do locally with pubs, cafe's and restaurants nearby. Charming host, very clean & comfortable room with en suite. We'd definitely stay here again if visiting York.

We stayed here as a group of 7, we had the room with the signal beds & 1 double bed with bathroom. We checked in at 12 as was given a door card to access the building & room. Facilities are very basic, but you get everything you need. Towels & toiletries are included, also tea & coffee with biscuits. The location is good with just being a 5-10 minute taxi ride into York. Parking is VERY limited with only one or two spaces available, the cost is £7. I had to park in the centre of York as there was no parking anywhere near the hotel which was a cost of £27 for 24hr. I would say if you are wanting a comfy night sleep this isn’t the best as the mattress are very springy with not much support. Overall a fair cheap place to stay for a night.

Arriving was a little odd as there are no staff there so you have to phone to get the code to get in, but once in, the room was very good. I had the small double, which was very clean, ensuite shower, and had plenty of storage space. Also tea and coffee facilities and a small fridge which was very welcome. Aside from the room, the guest house is a 15/20 minute walk from the city centre so ideal for getting there, and is on the number 11 bus route too so very convenient. I will certainly stay there agin if in York.

We stayed here 2 nights and really enjoyed our stay. Very friendly and helpful checkin on arrival. Our room was well equipped with everything you require for a comfortable stay and it was very quiet. Only small complaint was we had an upstairs room and it got quite hot during the day and took awhile to cool off at night. There’s a pub across the road for meals and a drink and a convenience store a short walk away. A short pleasant walk to the city with all the amazing things York has to offer. There’s a no alcohol policy in your room which has attracted some negative feedback in the past. But it’s the owners place so it’s their rules and we had no problem respecting their decision. We had a cup of tea at night instead of our glass of red. The majority of people would drink responsibly in their rooms but there’s always a few that would spoil it for everyone else and the owners have no option but to make it a blanket ban. We would definitely stay again and recommend it to anyone else.

The room we stayed in had 1 double bed and a single bed. Room 4. This is ideal as my partner suffers chronic pain from health conditions. Late night my partner got into the single bed, pulling the quilt up to her face, she smelt a disgusting smell, got straight out of the bed and we both went to sleep in the double bed. In the morning (with better lighting) we were able to inspect the bed further. Lifting the quilt up to realise that there was a huge stain of URINE!!! This was not an old stain that had been washed, this was most definitely urine that had been left to dry!!! The hotel staff didn’t bother checking and cleaning the disgusting sheets before we arrived although the bed was made up!!! What sickens me more is the hotels management attempt to brush this under the carpet, with no attempt to apologise or compensate us for any of their negligence. EVEN THOUGH WE HAVE STAYED BEFORE. We rang to complain and they asked us to send photos to their email for someone named KATY with no reply to any of our emails and brushing us off with every phone call!! Their treatment of DISABLED guests is horrific and their negligence for health and safety standards is appalling!!

I would highly recommend this guest house! Very clean. Very cozy. In a perfect part of town; close to everything, but on a quiet street. We really enjoyed our visit from California. And wait until you meet the cleaning lady! Her name is Shahinoor and she was so kind and helpful. She made our trip to York even more memorable. We will be back!

We were woken up at 12.15am by people returning very noisily and slamming doors. We were again woken at 3am by a loud tv and voices . As the check out was 10.30 we were unable to catch up on sleep. All BBC channels were not working- also the tv remote control did not work. We also felt the check in via mobile phone was very impersonal. There were a lot of ‘NO’ rules - I can understand the no smoking and food- but surely a glass of wine and £50 fine is over the top. The room was a good size and bright, the bathroom was nice, the bed was comfortable and the linen was quality.
