We went here in early September for a 10 day break & it was lovely. The hotel is clean, staff are lovely & friendly and the facilities inside the hotel are good. We had a double room with pool view in 900 block & it was clean, new bed was a bit hard but comfy & cleaner came in every day. We paid extra to use safe, air con & fridge but were happy to do so. The new chef is great & the food was good, great to try some greek foods. Pool area was good, plenty of sunbeds & pool bar was fine, but this hotel is all inclusive light, which means only a few drinks are free; brandy, ouzo, soft drinks, tea & coffee & wine with meals. If you want anything else get it at supermarket. The hotel is out in the countryside so its a 20 min walk to beach, 10 mins to shop & bus ride into Kos town.

Booked a last minute deal to this hotel all inclusive. The hotel was clean and well kept staff were friendly and extremely helpful. Due to an existing medical condition I am not able to eat certain foods which unfortunately is use a lot. I spoke to the reception and after speaking with George and subsequently the owner (who on a Sunday offered to get me medication if needed from the only pharmacy open that day on the island) assisted me. On entering for lunch that day the chef spoke with me and if I was unable to eat dishes went off to the kitchen and cooked some plain food for me outstanding and a massive thank you for this the way they all handled my dietary requirements was top notch. The only negative well sort of is that the food was similar most nights and quite repetitive, but was still enjoyable. Can safely say I enjoyed my stay at this hotel thank you x

This is are 3rd year at The Roselands we try to go twice a year, we love our relaxing time here and the hotel is very welcoming. The staff are just the best. Management we adore. Always something to eat and drink. Maria the maid is so sweet and does a fabulous job.the pool sparkles. We love you all at The Roselands see ya soon.

The positives: lovely large swimming pool, plenty of sunbeds. Friendly helpful staff. The negatives: Poor quality food, very little variety and choice. The pool bar (the only bar) does not open until 11 am, so if you require even a water after breakfast is closed, then you have to purchase from the shop. Only beer, wine, Ouzo and soft drinks are all inclusive, and after 11pm you have to pay for everything. The room: basic but clean(ish) the bathroom, well you have to open the door on to the toilet and squeeze through a small gap to the wash basin then close the door to actually get in (see attached photographs) water goes everywhere when you shower due to fixed showerhead angled to hit the top of the shower curtain. Surrounded by farmland with pleasant views. If you are light sleeper you may fail to get a decent nights sleep due to the cows mooing all bloody night and the cockerel croaking at 6.30 am. Avoid the main block due to proximity to the pool bar, the noise travels after midnight.

Hi, I am obliged to point out several things about this hotel. 1. All inclusive service consists of snacks (not very tasty), fruits and beverages: - draft beer - wine (I do not recommend that - many people suffering on the next day only after one cup..) - brandy... tastes like a sugar tea. You can have 10 cups and feel nada... 2. Room service - lazy. The floor is not cleaned up correctly. Sand in every corner and under the bed. Towels are not changed often enough. 3. Room ok, but the toilet... small, dirty tiles in the shower, and cold water in the shower. Not good if you have small children... 4. Food - all natural products (like eggs, chicken meat, fruits etc..) were ok. However, the bread was a bit stale and restaurant-made meals were not so tasty. 5. There should be "no smoking near kids" sign in the sunbeds-pool area. 6. Hotel is situated in the open, desert-like surroundings. At night, you hear nearby cows all the time. 800-900m to the beach, and no sunbeds included there. 7. I like partying, but there should be some decent limits! A poolbar music keeping my child awake at 1 am is not ok!

We love this place home from home for us very friendly caring staff like family to me and Aidin this is our second stay at tidelands and we want to return very soon we love the hotel staff area vibe everything we first stayed in 2017 and just returned for a week sad to leave cannot wait to see everyone in the future again thanks all keep up the great work

We arrived late at night got the swipe card went to our room 101 card didn't work, night porter let us in. Next morning went to reception gave us a key ro get I, but had to hand it back eveyrtime. The patio doors didn't lock had to pay for a safe key,materss was dirty,next morning we went for breakfast no toaster,asked about this said it was broken,(14 days later still broken) came back a night had a drink in bar area they turned lights off after even served,Cockerell running about a dinning area and feeding it ,photo to prove this. Chef was applauding cook food was under cooked,their as farrik on all salad,the night it wasn't I ask for some he to me point blank NO

This is my 5th time at Roselands Hotel and I can honestly say it’s my little piece of heaven, my home from home. All of the staff are so welcoming, friendly, kind & helpful. They all go above & beyond to make my stay as memorable & comfortable as they possibly can.If I need anything I just know I can ask and they will try their upmost to accommodate.⭐️⭐️⭐️⭐️⭐️ The gardens and pool area are stunning. Rooms are very comfortable & clean. Beds are comfy too. There is always hot water available for a lovely shower, and fresh towels every other day. The house keepers are fabulous and very helpful. Reception is ⭐️⭐️⭐️⭐️⭐️ There is always delicious food served with a wide variety of choice, and if you need anything they will try their best to bring it to you. All the staff in the buffet style restaurant are extremely helpful & friendly.⭐️⭐️⭐️⭐️⭐️ The beach is a 10-15 minute walk from the hotel and it is stunning 🤩🤩🤩 All transport for trips etc is a short distance from the hotel. The island is beautiful with stunning sunrise & sunsets of which I take full advantage of. There are bars & restaurants nearby which serve delicious food and drinks. And shops to suit your every need. I always come away feeling happy & refreshed, and my batteries recharged, I am always sad to leave but look forward to my next holiday here. My little piece of heaven.

We stayed at Roselands as family of 3, two adults and 1 child. Arrived late at night, checked in by a pleasant lady on reception, informed of the tourist tax and £6 euro a night air con which I was already aware of having stayed in similar accommodation in Crete last year. Upon arrival at the room the key card did not work, the lady provided us with a key instead no issues. The room was clean , bath towels provided, perfectly adequate soffa bed made up for my son age 13. The bathroom was small but perfectly serviceable for our needs , shower worked fine it did spill over from the shower tray but I'm guessing that's why there's a drain in the middle of the bathroom floor, dried in no time. Furniture & television are dated but this does not bother me as long as it's clean which it was. The maids change the towels, replaced sheets,emptied bins etc every couple of days no probs. Only small gripe was that we only had one pillow each! Insect screen on the balcony door was a bonus. Lovely surprise in the morning to see the beautiful pool view that we had and the views around the grounds are stunning kept beautifully, a man was out early each morning cleaning the pool. Breakfast was very basic , delectable choice of traditional Greek foods. However we always managed to find a bit of something fried eggs, beans, Madera cake it's a shame there's no toaster! The pool and grounds are absolutely stunning, plenty of sunbeds and no one putting towels out either, £6 euro for a good sized pizza at the snack bar which was very nice . Nice 15 min stroll into beautiful marmari beach. Bus stop 2 mins away into kos town etc. The music going on into the early hours 1am + at the hotel became a bit tiresome and quite loud. Overall for the price that we payed as a last minute holiday we had a very pleasant stay.
