The Western breakfast is cooked by the chef on-site and tastes good. The overall apartment is very good, the garden scenery is great, the surrounding is very convenient, the alley is opposite the roast meat store, three minutes walk to the two convenience stores at the intersection, and a super fragrant live-made Bendang store, walk to two cities is 15 to 20 minutes. We stayed in this hotel for 4 nights during our first visit to Kyoto. This hotel is very clean with nice accessories and modern Japanese accommodations located in quiet neighborhood away from constant tourist crowds but at the same time in walking distance from the emperor palace and right across from Nijo Castle. It is only 10-15 minutes away on taxi from Gion district and other main tourist attractions that Kyoto can offer. I also would like mention Garrya Nijo Castle Kyoto staff that made us feel very welcomed and specifically to Timothy Hui (front office manager) who went beyond his duties and make special accommodations for us during our visit in Kyoto.

11.11 I went to Osaka first. It was one or two stops away from Shinsaibashi. The hotel cost around 350 and the facilities were pretty good (there were a lot of Chinese people). But after I went to Kyoto, the hotel cost around 650 (far away from the business district and in Marumachi). Nearby, close to the JR line, it is a sunken entrance, not easy to find), it is much worse than the ones with more than 300. The room is very small, the bathroom is small, it is very cramped for two people to stand, and there is just enough room to put a The bed and suitcase are barely open, as shown in the picture when the door is pushed open. Although breakfast is included, it is almost nothing. There are only slices of toast, a small package of dry noodles, and drinks, see the picture. When it came time to check in, our order included tax (later the customer service said it was value-added tax), and they also charged us accommodation tax, which was 200 yen per person per night, which was outrageous... Of course, I have never stayed at this hotel at this price. I don’t know if other hotels in Kyoto are like this, ugh😮💨

The hardware aspect of the inn is perfect.　 It can't be helped that the maple leaves in the courtyard haven't turned red due to the climate and location, but I wish they had at least picked the brown and withered leaves. All of the staff who assisted us were foreigners, but I wonder if there are no Japanese staff stationed there full-time. Even if you give your name at check-in, it cannot be checked against the reservation list (I told you that you are third from the top of the list). I made a reservation that included breakfast, but I was only booked for the night (the check-in sheet said ”room only”, so I pointed this out and discovered the error). When I requested a luggage delivery service to deliver to my next hotel (in Osaka), I was told that they could only deliver to Osaka Station (the list of internet and in-room services also said that delivery to the hotel was possible). When I pointed this out, they called the delivery company to confirm and accepted the order.Even at that time, they did not tell me the name of the hotel in Osaka.The price was different from what was listed in the room list ( The price had gone up)). Breakfast is a normal Makunouchi bento. etc. I wanted to experience the atmosphere of Kyoto, so I decided to stay at a fairly expensive hotel, but I was disappointed.

An unexpected incident occurred when I first arrived at the hotel. The order information was ”Kyoto Gojo Livemax Hotel”. The map navigation of the order was correct, but when I arrived at the hotel, there was no reservation information. Since I was unfamiliar with the place, I first asked the hotel staff to help confirm the reservation. The address and phone number are not theirs, and then ask the hotel staff to help find out where the address is? Then it was confirmed that it was ”Nijo Castle Livemax Hotel”, and I asked a ********* friend to contact the website to confirm. It was confirmed that the information was incorrect. I hope the website can strengthen it to prevent similar incidents from happening again. I thought I was going to sleep on the street. The hotel is not far from the JR station, so transportation is convenient. It is also clean and tidy. Even though it is a smoking room, there is no smell of smoke when you check in. If you need to change towels, you have to go to the counter to get them.

This place is a few blocks away from Nijo JR station and a Y2000+ taxi ride from Kyoto station. There's also a subway station nearby. I wasn't in Japan as a tourist, but I don't think that its location is all that convenient to tourist attractions. Plus it's not really a restaurant district, but there are some decent places mostly in the vicinity of Nijo station. On arrival, I was delayed and concerned that my booking might be cancelled as a no-show. I called the hotel and they were most helpful, reassuring me that I could check in 24/7. As it was, I checked in after midnight, and there were no problems. My room was small but well equipped. The double bed was comfortable enough for my 4 night stay. There wasn't much of a view – it looked out onto the building next door. Like a lot of more recent business hotels in Japan, there was no bath, just a rain shower. There were breakfast and lunch buffets, but I didn't try either. A Y400 or Y450 breakfast was available at several coffee shops near Nijo station, and for lunch I visited local restaurants with family. Family members who had previously tried the lunch buffet said they'd been underwhelmed by its value for money. As far as my stay was concerned, I was happy with my room, enjoyed the service, and would stay again.

Hotel is very good Let me talk about breakfast first, which is the only one of the three hotels I stayed in during my stay in Japan. The room size is twice as big as the unizo I live in Heyuan Township; The service is also very good. I have temporarily stored my luggage there when I arrived early. When I come back in the evening, my luggage has already helped me get the room early. Compared to the smiling hotel in Osaka, No such service awareness; Location: Although there are no four places in Kawaramachi, it is not far from the tram, and it is only about an hour to Osaka. In short, it is a very good hotel, recommend everyone to stay ^_^

Spacious hotel rooms considering the usual room size in Japan! I personally love the separated dry & wet bathroom. There’s free flow of hot & cold drinks and bathroom amenities located on the lobby which you can collect everyday! Nijo station is just across the road, you can even see it from the hotel! Friendly & helpful receptionist whenever I need helps! Tips: you can ask the receptionist for luggage transfer service (they will give you a card, you just need to scan the barcode & follow the instructions for reservation), I used it for my luggage transfer to Osaka (currently there’s a promotion where you can use the promo code for free luggage service transfer, for up to first 100 redemption per day). Been here once in 2015 during my solo trip. After staying here , I feel that I must bring my family here someday. And I did! My family of 5, 2 A and 3C aged 13,10&9 stayed in the Japanese style room from 09-11 June. It's off peak timing so not many ppl are staying here. We get to enjoy the peace and quiet. What's good abt this hostel ? Cleanliness is at its best. The shared bathroom, toilets areas are in top notch cleanliness. You can't find in other youth hostel. The communal onsen area is well maintained and clean. Everyone who use the area has the responsibility to keep it clean and tidy. And am glad that everyone is doing it well. Everyday between 10am to 3pm, u cannot stay in your room as the staff has to clean your room. Common area: kitchen and living area is shared and very cosy place for us to hang around. U can rent games like Uno, jenga from the front desk for free to play with your family. There is also an outdoor balcony area where u can just sit there and enjoy the breeze. The whole compound is at a residential area. So it's serene , peaceful and quiet. A very zen place. I was originally afraid that my kids who are city kids would be bored here... But they actually loved it. Especially making their own cup noodles dinner at the kitchen. There is no TV at the room we stayed , so we went to the kitchen area to watch TV and snack. Like all other YHA, u will be given bedsheets and pillowcase to make your bed and have to return them back to the front desk upon check out. The nearest JR station is abt 5-7mins drive away. It's so nice to come back again.

We had mixed reviews of this accomodation Pros - was a very large room two small doubles and a bunk perfect for families. Amenities are great with wifi, lots of kitchen utensils, stove, tea and coffee supplied, toothbrushes available, washing machine and tablets are provided with an inbuilt dryer system in the bathroom. Bathroom and shower area was also spacious. Beds are on the okay side but could be softer. The area itself is nice and quiet with a bus stop right out from we utilised every day, supermarket and Lawsons are across the road and you feel very safe. Would recommend for families. Cons - check in is in a different location 20minute taxi away so we had to catch a train to the check in office when arriving in Kyoto from Osaka, then a taxi to the accomodation after this which chewed up a few hours as we had to wait 45min in addition to check in due to busyness of the office. The area is a bit out of the way of everything next time I might consider staying at a different resi stay location closer to sights and facilities like shops etc. All the restaurants in the area seem to not open for breakfast until 11am so we had to have McDonald’s if we didn’t want to cook or travel too far for breakfast as we have a toddler (early riser). Same occurred at dinner time a lot of restaurants didn’t seem to be open the Monday or Tuesday we were there or opened too late for us (we travelled with a four year old). Our last disappointment was resi stay apparently have a strict not noise at night policy however another room partied until about 3am but there is no front desk or after hours phone number to call to complain / get the noise to stop. Was very frustrating as walls were very thin so we didn’t sleep very well. Overall we would stay with Resi Stay again but at another location due to Nishijin being a bit too out of the way for us.

As a base for sightseeing in Kyoto, I used it with my husband for a plan with two meals per night. While the hotel rates in Kyoto City are soaring, the price is reasonable, there is a large communal bath, and I came by rental car, so it is convenient to have a parking lot, so I decided here. I visited Kinkakuji on the first day, and on the second day, I walked to Ninnaji Temple (about 30 minutes from the hotel) and also went to Ryuanji Temple. The hotel dinner was delicious, the breakfast was delicious, and it was good to be able to enjoy sightseeing in Kyoto at a reasonable price!

It's a wonderful thing. The location is outstanding. If you take the bus, you will face the main street diagonally in front of the bus stop. ２０ seconds. Room was reasonably sized for two people, clean, and comfortable. Hotel is in a quiet residential area, but also very conveniently located near a bus stop and a train station. Staff were friendly. Lobby has a vending machine with drinks. The in-room washing machine is a true game changer... we were able to pack lightly thanks to being able to wash our clothes! Keep in mind that there is no dryer, but they provide hangers for drying your clothes.
