The location is across from Huiguang, and I felt quite removed from the hustle and bustle. Being tucked away in an alley seemed to offer more tranquility. Walking out every day on a street lined with yellow flowers really brightened my mood. I stayed in a female-only dorm, and it was a bit odd that there were so many Thai people staying there. The common areas were always quiet. Everyone came down for breakfast promptly every morning. You had to cook your own eggs, which was actually quite fun (it's a self-service buffet, and you're expected to clean up after yourself. You can even bring your own cutlery for the experience!). On weekends, the hotel even organized gatherings like BBQs and karaoke, and everyone was incredibly friendly.

🏨 For this hotel, be sure to take Exit 2 from Phaya Thai Station. Once you come down from Exit 2, you'll see a sign that says 'room'. Follow the small path next to this sign all the way to the end. You'll see an iron gate, turn left there, and the hotel will be on your right. The road leading to it is indeed a bit rough, but the hotel's overall environment is good, and the service is excellent. There's also a large 7-Eleven nearby, and they offer luggage storage.
P.S. The showerhead 🚿 is a bit loose; I suggest reinforcing it. This is the only thing I was slightly unhappy with.

Glenn ChinOverall the location is great, very near to train station. The area is full of food choices and it’s convenient. Room is good but the facilities is a bit run down. Hence, there is a big rest area for us to have over packed food or a simple cooking. Toilet needs to be enhanced, too many stagnant water spots and it’s smelly.
My bad experience is with the reception and most of them is very bad in communication and I felt a bit rude.

Amenities Nearby: Having a 24/7 7-Eleven right downstairs is a massive plus for late-night snacks or drinks.
Coffee: There is also a Starbucks right below, which is perfect for grabbing your morning coffee before heading out.
Plumbing Issues: There is a poor drainage system in the bathroom, causing water to pool during showers.
Odor: Due to the drainage, a weird, unpleasant smell constantly lingers in the toilet.

Good location and spacious rooms are probably the main advantages of this hotel.
However, there are quite a few strange and unpleasant things about the room. The bathroom sink faucet has no aerator, so the water simply splashes everywhere when you turn it on. Only two large bath towels were provided — there were no face or floor towels. There are also no slippers or toothbrushes.
There is no soap, shower gel, or shampoo. At the same time, there are two unlabelled bottles with pump dispensers in the bathroom. What exactly is inside them remains a mystery, as there is no indication of what they contain. A very interesting approach to providing bathroom amenities: there are apparently some products, but you have to guess what they are and what they are for. The only other toiletries provided are cotton swabs and a shower cap.
The hotel rules are also quite surprising: bringing any food into the room is prohibited, as is smoking, despite the fact that our room has a balcony. At the same time, there is a clearly visible cigarette burn mark on the bathtub in our room, which makes this rule seem rather contradictory.
Another significant downside is the shower. The water pressure changes on its own, and because the shower uses an instant water heater, the water temperature constantly changes as well. You have to keep adjusting the water while showering, which is quite unpleasant and frustrating.
On the positive side, I really liked the comfortable mattress and pillows. Overall, the room is clean, although it is clear that the hotel and its furniture are no longer new.
Overall: the good location, spacious room, comfortable mattress and pillows are definitely the hotel’s strong points. However, there are several things that I would expect to be addressed even in a standard three-star hotel: basic toiletries, a proper selection of towels, and a stable water temperature in the shower.

Cons
The rooms are very outdated. Furniture, walls, corners, and the bathroom show visible wear and damage. The rooms clearly need renovation.
The photos on the listing do not reflect the current condition of the rooms. They look much newer than they actually are.
A stove was listed as an amenity, but in reality it was not usable — it was covered with a fixed wooden panel and could not be opened.
There is no tea or coffee in the room, despite a coffee machine being shown in the photos. Tea is available at the reception during daytime only.
The air conditioner is very noisy. It is controlled via a wall panel (no remote control) with limited settings, and even on the lowest mode the noise is noticeable.
There is no ventilation fan in the bathroom, so steam stays in the room after showering unless the door is opened.
The TV offers only Thai channels. There is no Smart TV and no option to connect a phone.
The kitchen area has a sink, cabinets, and basic dishes, but it is not functional due to the lack of a stove.
Despite cleaning, the room looks visually worn because of the overall condition of the walls and ceiling.
Pros
The bed is comfortable, with two pillows per person.
Clean bed linen.
The bathroom was clean, with good water pressure.
The room includes a new hairdryer, a refrigerator, dishes, and cutlery.
There is a balcony facing the courtyard, where smoking is allowed.
The staff were polite and helpful. The receptionist spoke good English and explained everything clearly, and the housekeeping staff were also very friendly.
The hotel provides a golf cart shuttle to nearby shopping malls.
The location is convenient, close to M-Sphere, Emporium, and the M District, which was the main reason we chose this hotel.
Overall
Suitable for a short stay of one night.
The main drawback is the outdated rooms and mismatch with the photos.
The location and staff are the hotel’s strongest points.

Номера сильно устаревшие. Мебель, стены, углы и ванная с потёртостями и сколами, требуется обновление и ремонт.
Фотографии на сайте не соответствуют текущему состоянию номеров: выглядят новыми, тогда как по факту номера давно не обновлялись.
В номере была заявлена плита, но фактически она отсутствовала — была закрыта и зафиксирована деревянной панелью, воспользоваться ею невозможно.
В номере нет чая и кофе, несмотря на то, что на фотографиях присутствует кофемашина. Чай можно взять на ресепшене в дневное время.
Кондиционер шумный, работает без переносного пульта, управление осуществляется с настенного блока с ограниченным количеством режимов. Даже на минимальном режиме шум заметный.
В туалете нет вытяжки, после душа пар остаётся в комнате, уходит только при открытой двери.
Телевизор показывает только тайские каналы, Smart TV отсутствует, подключение телефона невозможно.
Кухонная зона оборудована раковиной, шкафчиками и посудой, но нефункциональна из-за отсутствия плиты.
Из-за общего износа поверхностей номер визуально выглядит неаккуратно, несмотря на уборку.
Плюсы
Удобная кровать, по две подушки на человека.
Чистое постельное бельё.
Ванная комната была чистой, хороший напор воды.
В номере есть новый фен, холодильник, посуда и столовые приборы.
Есть балкон, выходящий во двор, на котором можно курить.
Вежливый и отзывчивый персонал: девушка на ресепшене хорошо говорит по-английски и подробно всё объясняет, горничные также оставили приятное впечатление.
Предоставляется гольф-кар трансфер до ближайших торговых центров.
Удобное расположение рядом с M-Sphere, Emporium и M-кварталом, что было основной причиной выбора отеля.
Итог
Подходит для краткой остановки на одну ночь.
Основной минус — сильно устаревшие номера и несоответствие фотографиям.
Расположение и персонал — сильные стороны отеля.

Guest UserIt was a pleasant, nice room for the price. The staff was very nice. The location to arrive is confusing but once there all is good and you can enjoy a nice view from outside different locations. Feels peaceful considering you are in the middle of Bangkok.

Anonymous UserThe rooms are set up more like converted condos than typical hotel rooms. They're spacious and come with a kitchen and dining table. However, the cleaning and replenishment of amenities aren't up to par. The toilet paper wasn't refilled, and no spares were left. The facial tissues were also empty. For toiletries, there was only hand soap, shower gel, and shampoo. But overall, it's pretty good considering the price.

Anonymous UserIt's decent, this is my second stay. The air conditioning is definitely the best part, running 24/7. It's also super convenient, being close to Chulalongkorn Night Market. Aside from some front desk staff having a so-so attitude, there's really not much to complain about.

With all the discounts you can get from Trip, the cheap price for booking a room in this hotel is really expected; you are staying in what you paid for. The rooms are satisfactory. If you spend most of the time out the entire day, it already genuinely fulfils your needs for sleeping and showering.
Let's go through negatives first. While they clean rooms everyday, there are still cobwebs in the corners of the room and permanent stains on some walls and tiles. The worst experience was when we decided to use the electric kettle to boil water in but there was some stains inside that had already crusted since who knows when. When we wanted to use the microwave as an alternative, there was mold all over the inside. We wouldn't have known of this if ever we didn't opt using either one. It is also pretty shabby and old, and not that well-maintained. We stayed in four room types total and three beds were creaking at each slight movement, as if it were one movement away from breaking. True enough, one of the beds broke when one of us sat down. Also, in one room, there was some sort of leak seeping from the tiles and we don't know where it's coming from. For those who have sensitive skin like me, their beds kinda made me itchy but tolerable. However, those with dust allergies or rhinitis like me, be warned because some of the rooms got my nose to get stuffy. Also, the ground hall wherein the elevator is located smelled like **** so it was difficult for us who didn't smoke or like the smell of it to tolerate each time we entered the ground hall. Despite all these issues, they really make it a point to clean bare minimum so I'll give them points for that. I think this hotel is a better option for solo or pair travelers.
For the good points, let's start with it being in an AMAZING location! Just 10-15 mins walk away from Silom MRT and 5 mins walk away from Chong Nonsi BTS, making it very accessible. Many places to buy food and drinks from around the area, too. And the most important thing to point out is the kindness of their staff. Honestly, there was a glitch in their system wherein I was booked the wrong room type. I was worried about the language barrier with this issue, but with a little negotiation and patience, the caretaker and I were able to settle on an alternative. Luckily, they still had rooms available, so I was able to get three different rooms before moving into the 3BR suite two days later. The staff owned up to the mistake and were thankful that we were able to settle on something. The entire time, they were so accommodating, and because of the mishap of our booking, they were extra friendly with us. I think the entire first three days (until we moved to the new room), the caretaker kept apologizing for the mishap. The staff were really great. They always greeted and engaged in a friendly conversation whenever possible. Remember the broken bed? They fixed it immediately! So I truly appreciated it. Also after check out, they allowed us to use our room for some more minutes past check-out time to use the bathroom when one of my company needed to use it again before leaving.
Overall, the stay was satisfactory. Really, if you just needed a place to sleep and shower, this is good enough. Location is really the best feature of this place. Go for it for easy access to MRT, BTS, Convent Rd, and Silom. Would really recommend if you're not too picky with interior or amenities. My recommendation to the hotel, though, is making sure all the equipments in the rooms are clean like the microwave, cabinets, or even the shower drain. Also please check and maintain all the furnishing so that bandaid solutions won't be done too often.
