I recently stayed at the Promenade Hotel Kota Kinabalu, and it turned out to be a very pleasant experience. The location is excellent—right in the city center, making it easy to walk to nearby restaurants, shopping malls, and the waterfront. It’s convenient whether you’re here for business or sightseeing.
The room was clean, comfortable, and well-equipped. The bed was cozy, the air-conditioning worked well, and the Wi-Fi was stable. I also appreciated the small touches like the coffee/tea facilities and a good-sized work desk. If you’re lucky to get a sea-view room, waking up to the South China Sea is definitely a bonus.
The hotel facilities are also great. The breakfast selection was good with plenty of choices, and the staff were friendly and helpful throughout my stay. The check-in process was smooth, and I felt well taken care of.
Overall, I had a very good stay at Promenade Hotel. It has great value for its location, comfort, and service. I would gladly choose this hotel again the next time I visit Kota Kinabalu.

The building is rather old, and the air conditioner was quite noisy. On my first night, I was given a room facing the expressway, which made it difficult to sleep due to the traffic noise. Fortunately, the staff were very helpful and promptly arranged a room change for me. The new room was much quieter, and I finally had a comfortable night’s rest. Breakfast was just average, mainly simple Malaysian dishes

The location is very close to Welcome Seafood, Twin-Star Seafood Restaurant, and Imago Mall, but a bit far from Jesselton Point, Suria Sabah, and Gaya Street.
The breakfast is better than the Marriott's but not as good as the Hyatt Centric's; you can't watch your kids while eating. The room is quite spacious, and the facilities are new. When I booked, it said two 1-meter wide beds, and I was worried they might be too narrow. However, in reality, the beds felt at least 1.2 meters wide, possibly 1.3 meters, which was perfectly adequate.

Conveniently located is the city with all amenities readily available. Huge room and very clean. Staff is friendly and the checkin process is swiftly completed. Due to nonavailabilty of room booked, I was upgrade to a bigger room. Will stay here again.

It is an amazing hotel, centrally located with very generous amount of freebies like water different types of coffee and tea. The flow coffee also has very nice cakes.

The hotel's location is great, and the sea view room offers a fantastic view. The room is spacious and very comfortable, and it's easy to get a taxi. The hotel's infinity pool is also beautiful, and you can watch the sunset directly from the rooftop, which is very convenient and stunning! Highly recommended! The only downside is that check-in isn't until after 3 PM, so if you arrive on an early flight, you'll have to wait in the lobby or take a taxi to explore Sabah University for a bit.

The hotel is located at a prime location in the city centre of KK. I’ve booked a room with sea view and it’s the best seaview I’ve ever seen. The morning buffet has a lot of varieties and things are pretty good. The staffs also very friendly with fantastic customer service.
The decor is a bit dated, but it's very quiet with a nice environment. There's a huge pool with a big slide that both adults and kids will love. It's perfect for a family or couples' getaway.

Strategic location, reasonable price. This hotel offers good location, perhaps a bit tuck away from the shorefront but it’s only about 2km away from the famous waterfront and other famous landmark.
The good side: nice size bed and kitchenette that comes with a suite room with a very affordable price. Courteous front counter staff.
The not so good, the room and bathroom can do with a very good scrubbing and touch up. A few cleaning and paint job and help the room look more immaculate.
Overall a good hotel if you are looking for a room to sleep for a reasonable price below 200 near the waterfront.

Hyatt Centric Kota Kinabalu is probably the best place to stay in the entire city, not just for the rooms, but for everything else as well. The hotel is modern, very clean, and the service attitude from every single staff member is outstanding, from check-in to housekeeping to restaurant and bar teams.
The pool and views on the 23rd floor are amazing, and the gym, while slightly small, has a really nice mountain view. Breakfast offers a great variety, and à la carte options are included at no extra cost, which is a big plus. The bar is excellent, especially during happy hour with buy-one-get-one-free deals on selected drinks. Honestly, the hotel was so comfortable that we barely wanted to leave, even just for a walk outside.
Special thanks to Natalie at check-in, who was incredibly friendly, patient, and welcoming. She even upgraded us from a city-view room to a mountain-view room, which made the stay even more special. At the bar, Alvin was tirelessly explaining the menu and drinks to us, and Yus always greeted us with a warm smile and provided great service, they truly made the experience memorable.
If I ever come back to Kota Kinabalu, this would 100% be my place to stay again.

I would say the room is nice and huge. The bathroom big and not many hotel still have bathtub. This makes it a surplus for this hotel as attraction when compared to other hotel.
AAnonymous UserThe hotel views are absolutely stunning. The room was a bit old-fashioned but very comfortable. Breakfast was decent, especially with the local food options, though there wasn't much variety in the fruit selection, and it didn't change much day to day. I was disappointed to see some fellow Chinese guests at breakfast wasting food, piling their plates high only to take a couple of bites and leave. That's quite uncivilized.

Food is also very delicious — other reviews say the food is pricey, but I think it’s quite affordable and well worth the price.
Rooms are large, comfortable and well-furnished.
Will definitely be back!

Romantic tent have no shade, so the light shines through into the tent. Even so, the tent doesn't feel hot, the portable aircond keeps it cool inside. asked for keetle from the receptionist. need to ask for keys for private bathroom as they are having renovation during our stay.
1118479****This isn't a small hotel; it's a multi-story building. Grabbing a taxi is super convenient as it can drive directly to the entrance via a dedicated lane, making luggage handling easy. During the day, there are staff members at the door to open it for you. The front desk staff were very friendly. I stayed for two nights, then went to Semporna for three days, and came back to stay for one more night. Since domestic flights usually involve budget airlines where you have to buy extra baggage allowance, I asked the front desk if I could store my luggage at the hotel beforehand. They readily helped me with the storage process, free of charge. The location is also excellent, only about a 15-minute walk to Gaya Street. There are also seafood restaurants and supermarkets nearby.

However, I really have to complain about the hotel's service. We were two adults and one child, and we brought our own toiletries. We just wanted to ask for one more bath towel, but the hotel refused... Honestly, it's the first time I've encountered such a stingy hotel. I wasn't trying to take it home; it's just that two towels aren't enough for three people to shower. That's easy to understand, right? Seriously, it's speechless...

I initially thought a hotel opened in 2015 might show its age, but to my surprise, the facilities were much better maintained than I expected. The room was very clean. The views were impeccable, though it was a bit of a shame that it turned cloudy every afternoon during my stay, so I missed the sunset. As soon as I entered the lobby, I felt the strong Christmas atmosphere. The Ocean Wing has its own dedicated check-in and breakfast area. Room service was just okay. The breakfast selection wasn't vast, but the food tasted good. The service was excellent; every staff member I encountered greeted us. For both check-in and check-out, we were assisted by FU, who was incredibly patient and answered all our questions.
GGuest UserJust had one night stay at Sutera Mantanani and honestly… so worth it. The island view is insanely beautiful with clear blue water, soft white sand, and super peaceful vibes. Perfect place to run from city stress 😌

Staff were friendly and helpful, food was good, and the whole resort feels relaxing. Even with just one night, it felt super refreshing and memorable.
100% would come again for a longer stay next time.
MM378301****The closest hotel to the pier, hands down. I don't know how the ratings are calculated... I'm not judging it by domestic standards; when in Rome, do as the Romans do. Local facilities just aren't that great. Based on what I saw online, I thought it would be terrible, but the room was surprisingly clean. Although there's nowhere to hang clothes to dry, I'd advise anyone who loves going out to sea and exploring the pier to stay close by. The front desk staff were also great; they have a WeChat for communication and translation. Don't bother looking at the negative reviews or the ratings. I stayed in town for 6 days, and the first place, which had the highest rating, was personally the worst.
