We enjoyed our stay at Seda Residences. The location is good, near everything. They even allowed us an early check-in. The staff were nice and helpful, especially Louie (HSK) and Clarisse (F&B). For breakfast, they offer Filipino and Western dishes, with many options. Lastly, the amenities are great for families with children, they have a playroom and a pool open until 10 p.m.
Well located hotel, at walking distance from historical downtown - where most of touristic spots could be found, the venue looks as something with a great past. With some refurbishing, renovation, it could also have a great future. Staff is helpfull, they compensate the issues the hotel encounters. Good breakfast, various products to choose from. Small open air pool but sufficient to enjoy during hot wheather (we never used during our stay as was raining too much). Rooms need to be refurbished, many things need to be improved

This is one of my favourite hotels in Manila! It’s situated in a great area where it’s easy to walk to places.
The staff a wonderful and polite, and the facilities are great! My sister and I used the pool every morning and there was a cheap laundry service that helped with our luggage. Breakfast is also great as everything is made fresh (no buffet!). I highly recommend staying here!
We attended the Better Endings Concert of M2M which is just beside the hotel. Location was perfect, staff were nice. Our room was at the 5th floor where the spa is. There’s a security door just after the spa so only guests could enter the area with the rooms. I love that and the wonderful smell coming from the spa was glorious. Our room was huge and had this great view of the coliseum and the street. The hotel is environmental-friendly as they provided water in glass bottles instead of plastic ones. And everything is provided for. The guest services line is online 24/7 and responds right away. The only hold up I think was the long wait for check-in but could be because their computer system was slow. But it was all good cause I only had to get my room key when I lined up cause I registered earlier in the morning. Thank you, Novotel!
I stayed here for two nights on my second visit to Manila.
The staff were all polite and kind, and the room was clean. Everything you could need was provided in the room: water, toothbrushes, shampoo, body soap, slippers, a safe, and a refrigerator.
There's a large mall nearby, with plenty of restaurants, so you won't have any trouble finding something to eat. Jollibee was also within a five-minute walk, of course.
It's probably not an area you'd visit unless you had business there, but it's a nice, affordable hotel and I highly recommend it.

Location wise ok, many things building around. Its in progress.
The bathroom, you shower 3minutes, the whole bathroom is flodded, fell down 2 times, due to slippery and flodded drainage. If tiles are humid, not wet they are especially slippery. Get some antislip things on ground and fix the drainage!
Same goes for the sink, it doesnt drain the water, but still its not like the shower where you use 3 minutes+

Comfy matress had no problem sleeping. A bit loud planes but not disturbing.
We booked breakfast also. Big variety, but everything garbage. For example adobo super salty, sushi full of mayo, all things are drenched in oil. Again. I loved the big variety, but as a european and as a filipino citizen, we didnt like most on the buffet. For example in other hotels less expensive and less stars you get more variety of good food. Here you have 2/3 containers of cornflakes, same brand/type. Coffee machine is only option or sweetened drinks. Had a hard time finding tea choices, had to ask the staff.
The complete staff was nice, helpful/hospitable, but for this kind of price range you can get a lot better in bgc or makati or anywhere else.

Its our second time at Seda Manila Bay, but our first time in the family room. The size of the room is just right. The bunk beds are really for kid’s size. the aircon is a bit dusty. I also didnt like the foul smell in the toilet which seems to come from the drain at night when everyone’s using the shower. Apart from that, still a wonderful place for staycation with kids. Take their bundle with A.museum in Ayala mall, its worth it! The kids will surely enjoy!

The photos online are far from what it looks like now, clearly older photos. Far from what I expected when I booked it for the price they charge. All the staff are absolutely amazing and were very polite, helpful and cheerful.
Iv stayed at much nice apartments in makati for less costs and much more cleaner and not outdated. Doors are falling apart, fire detector was handing from the ceiling, bathroom glass and tiles are not as clean and old and look nothing like the fresh modern photos on their advertising for the property, the kitchen bench top is very old and painted black and looks horrible, for the price I paid i expected higher standards.

QQueenieZyI stayed at this hotel recently and had a mostly positive experience. The highlight of my stay was definitely the staff — they were extremely friendly, professional, and accommodating from the moment I arrived. Their warm attitude really made me feel welcome and taken care of.
The room was clean and comfortable, with everything I needed for a short stay. However, one issue I encountered was the noise in the hallway during the night. It was quite loud at times, which made it difficult to get a full night’s sleep.
Despite that, the excellent service from the staff stood out and made a big difference in my overall experience. With a little improvement in soundproofing or better hallway noise management, this hotel would be an even better option for future stays.

GGuest UserWhen I arrived at the reception in Hotel Ava, I thought I need to show my booking confirmation. But the receptionist asked for my ID. I have a lot of baggage so it will be hard for me to find my ID. So I asked if I can show the picture of my ID. I understand that they don't allowed me.
But the thing that I don't like is one of the receptionist on Oct. 31, 2024 around 10pm.. Said ”Walang booking booking dito”. I get irritated because they are not professional. Those ******** receptionists treat me as a scammer even I'm not. Luckily I find my ID after the rude comment from that guy. They are not friendly and not smiling to their guests. Not accomodating and ”mayabang”.
But the staff who are assigned to give a pitcher of water are kind. I really appreciate their service.

This hotel is only about 10 minutes by Grab from the gorgeous Okada **, but the moment you step into the door, it seems to be pulled away from the extravagance and enter a quiet world that belongs to you.
🛏 The room is so big that people can't help but want to do somersaults on the ground (really, if my suitcase is dancing, I think it will also thank this space). An extra-large bed, the moment you lie down, you don't want to get up. The comfortable living room area is also a surprise, whether it is drinking coffee in the morning, chatting with friends in the evening, or relaxing after a game of cards, it is just right.
🚕 Although you need to take a Grab to Okada, the 10-minute journey is definitely worth it, in exchange for a larger space, a more affordable price, and a rare quiet in the bustling city.
✅ Recommended for:
• You who like sex but are afraid of too many people
• You who want a comfortable space to rest
• Or, you who want a place to heal your soul after playing cash games
AAnonymous UserThis is a ‘love’ hotel. Even though the staff are extremely friendly, helpful and discreet, the hotel lacks basic safety features such as a key for your room and a safe box. Therefore it’s pointless to book it in advance for several nights. There’s absolutely nothing around the hotel which can be positive or negative depending on what you’re looking for. Only recommend if all you’re looking for is privacy.
GGuest UserThe staff is friendly and smoking is allowed. It is clean. It is a smoker's paradise. The price is cheap and I highly recommend it if you are traveling or working in Las Piñas.
GGuest UserLocation and service were perfect. The cleanliness though… Disinfection and sanitation of the place barely made it to average. The dirt swept and hidden under the rugs (during our stay it was under the mattress and bed, between cushion and sofa) did not escape the meticulous eye.
I can still recall this particular chain of motels and how they rightfully earned their reputable reputation. The new management have huge shoes to fill, and by the looks of it, things don’t look too good.
GGuest UserThe location was great. Aircon is functioning well, shower has hot and cold. There is a bidet but it doesn't have a holder, even if you put it on the toilet tank, it keeps falling on the floor. The place was okay for the price.
Just a little suggestion, maybe turn off the music around the lobby or the floor (not sure where its coming from) as the walls are not soundproof. Its hard to rest and sleep. The music played all day long. The next day, it even started early morning.
