I am not writing this type of reviews often, but unfortunately this time I have to in order to reflect the reality about this hotel. Prior to this hotel we stayed at another hotel in Rome also 4-star that we really enjoyed (price level and distance from city center was similar). Firstly, I would like to point out that this hotel, even though it has 4 stars, cannot be considered to be a European-level 4-star hotel at all, at maximum a refurbished 3-star hotel. Given the price and its location, I would like to tell you straight, it is quite expensive for what you get, especially given the further circumstances described below. Secondly, I have not read many negative reviews regarding the noise level, but would like to shed some light on that. Even though we asked for a quiet room, we got the room facing the hotel parking and front road. I cannot say that there was a lot of noise from the road, but you could definitely hear cars from the road. But the biggest problem is the noise insultaion, or more precisely its complete absence. We could hear our neighbours talking in the other room like they were in our room. Our neighbours were awake until late night and we could hear them receiving messages while chatting on the phone and it seemed like the phone was vibrating each time near your ear. There was also noise from outside and other neighbours (it was partially not clear where it was coming from), so overall an awful experience also given the fact that each room has roller blinds and some people are using them at night and each time you can hear the mechanism working (it is quite loud). When people flush in other rooms, it sounds like it starts raining heavily. To sum up, insulation is really bad. Thirdly, the room was furbished at the level of refurbished 3-star hotel, the old hairdriers from the 20th century, only one card key, thus you cannot leave the AC on when you leave the room. Room was not ventilated at all once we arrived, so it was very hot to sleep and smell was not very pleasant. Breakfast at the level of 3-star hotel maximum and they do not let people finish their breakfast telling at 9:55am that you have to leave in 5 minutes since the breakfast time ends at 10am. As a cherry on the tart, when we were leaving we were told that the water in the room was not complimentary when we arrived, even though we did not found anywhere information with pricing of water in the room. When I asked where we could find price list for water in the room, as I belive it should be clearly placed in a visible spot, the person at reception firstly insulted us in Italian (not knowing that we speak Italian) and then just answered arrogantly ”it is in the room”, showing that he does not want to speak with us. Unbelievable and unacceptable behaviour from staff, you are paying them for being treated in such a manner... Overall, I understand that Florence is an expensive and crowded city, but in this instance when we unfortunately had only extremely negativ

A beautiful hotel that is not your typical high rise hotel, but more of a large estate. Beautiful grounds and the rooms are well appointed. We had stayed here 5 years ago and enjoyed ourselves so we decided to return, with our daughter. Since there were 3 of us, we booked the Superior Triple Room which turned out to be a sleeper sofa on the first floor and narrow steps leading to the bed upstairs. I wasn't expecting this from the pictures on the website because if I had seen this room, I would not have booked it. The air conditioning was fine on the first floor, however, there was no air making it upstairs so it was hot up there. Beds and pillows were comfortable. There was no TV guide, so you had to scroll through each channel to see what was on each channel. The restaurant was very nice, as was the bar, however, they are very understaffed as it seems to be common all over. There was one waiter in the restaurant to handle about 10 tables, so there was a delay in getting your order. My daughter ordered her beef fillet medium well - it came out rare. We asked the waiter to have them cook it longer, he took it, but we never got it back. When leaving, he apologized about never getting it back to her, that was fine, a minor slip up. The next night that same waiter was working the bar and I joked with him that he does everything, nice guy. People should know that the hotel is outside of Florence, and you either take the shuttle for 7.50 Euro, or a taxi (which will cost about 25 - 30 euros each way. You will NOT walk to anywhere from this hotel, however it is a very relaxing location.

We stayed for 3 nights in April, the Hotel was clean, convenient, quiet and comfortable. The staff were lovely without exception. Everyone from the front desk to the breakfast staff and room service were friendly and helpful making us feel very welcome. Our room was at the rear of the hotel (204) with a balcony which was a pleasant surprise. The view was nothing special as it overlooked the rear of other properties but it was nice and comfortable and very quite. There is a Spa that you can book for your exclusive use. This is sometimes included in your deal but otherwise is 25 euros each for 50 minutes and well worth it. The view from the roof top is superb and you can get a drink from the reception bar and take it up there or even take your own bottle of wine! Breakfast centres mainly on pastries, fruits and meats. There is a “hot” option of eggs and bacon but is only ever warm at best. However, the pastries are very nice and more than enough available. It also has to be the most convenient trip I have ever experienced from Airport to hotel! Exit the airport turn left and walk to the tram stop about a minute away. Take the T2 tram to UNITA and get off at Rosselli. That’s it!, it takes about 20 minutes and when the t4am leave you will be facing the hotel. It cost 1.50 euros each. You can buy the tickets on the tram platform but I would visit the shop Hudson as others have mentioned on here and get them there as there can be a queue to get your ticket on the platform. Don’t forget to slide it into the machine to validate it when you board. The hotel is about 15 minutes walk for the “Dome” in the centre and about 25 minutes to the bridges on the river. There are some excellent restaurants such as Casa Ciabattini and Osteria Vecchio Cancellous within 6/7 minute walk both of which I would highly recommend. I would not hesitate to return.

This hotel was brilliant. My friend and I came to celebrate her 44th and can I say the hotel is NOT full of students as some reviews have said, there all a huge range of demographics and nationalities. The hotel itself is so cute and well decorated. Very kitsch. The staff were SUPERB! I feel bad that I can’t remember their names but I do remember Francesca from reception. What a girl! She helped us get dinner reservations, what bars to go to and had a wicked humour! From the pool bar - Candi. So chatty and sweet! Breakfast was brilliant. Not sure what some people are complaining about? You’re not going to get a 100000 calorie American breakfast. This is Europe. We had scrabbled eggs on toast each morning. There are sausages and bacon if you want. The. We had some fruit and yogurt, followed by a pain au chocolate or a croissant and jam. I usually had a bread and cheese as well! More than enough to get you going. Lavazza coffee too. We went to go out in our first Friday and as we came down there was a DJ and a free bar with popcorn, pretzels, and crisps as the hotel is very inclusive and community focused. The hotel is also very environmentally aware so to read reviews about people moaning that their towels and bedding weren’t changed- please! Nobody and I mean nobody fainted their towels and sheets every day in our own houses. It’s once or twice a week. The damage to the environment and the increased costs to hotel rooms are as a direct result of people like YOU. My only little niggle was that there was a fabulous Nespresso machine but the coffee was not filled daily, however a quick call to reception and we had some brought to the room. We didn’t use the pool due to some bad weather and plans in the day but we sat up there having a drink and people had clearly been swimming so I don’t think that’s an issue either. The view from the pool bar is UNREAL. I literally mean it’s spectacular. They have games such as table tennis and fusball and swings in the entrance which my friend and I had a go on after a tipsy evening. I’m won’t talk about how amazing Florence is as a city as that’s a whole other review. But this hotel is fantastic as long as you’re fun and are open to a new experience

We love this place and have stayed here three times. The best feature is the location, location, location. It is right on Florence’s main square, right next to the the Duomo. From your room you overlook the square, the cathedral and baptistry. The large apartments are perfect for couples sharing or a family. We have stayed in both the 2 and the 3 bedroom apartments – it’s so good to find a 3 bedroom apartment for a family. 
LOCATION & VIEW: You can’t get better than this. The first time I saw these apartments, I couldn't believe that we were overlooking the Duomo and Brunelleschi’s magnificent red dome from our room. It really was as beautiful as it sounds and I could hardly move myself away from the windows. I must have taken 100 photos. It was even better in the evening, when the lighting on the cathedral made it look so dramatic and beautiful. Just about everything is only 2 – 5 minutes walk away - the Uffizi, Piazza Della Signora, Palazzo Vecchio, Ponte Vecchio, Mercato Centrale. We found it ideal, especially in summer, to be able to pop ‘home’ and have a brief respite from the heat or a cup of tea when we needed a break. It is also less than 10 min walk from the train station.

SERVICE: Service was cheerful and welcoming on arrival and they made us feel at home. They also had a few handy restaurant and shopping tips. The desk is not always manned so you always need to take your keys with you, but that’s hardly a problem.

ROOM: The apartments are large and spacious. Décor is attractive and is suited to the style of the old palazzo building. We felt like we had a lovely space to come back to and relax in at the end of a busy day. The kitchen space is large and open and is well equipped if you are planning on preparing meals. We had breakfast each morning but we didn't cook. What was very handy was being able to pop out to the nearby Mercato Centrale and grab cold meats, cheeses and olives for an easy lunch or for something to go with pre-dinner drinks. Coffee, tea and some basics like oil etc are supplied. There are two bathrooms which is sooo convenient when there are more than 2 of you. Bathrooms were compact but very clean. Whilst they weren’t large, they were certainly an adequate size. There is a daily housekeeping service. Some rooms have a balcony. Wifi is free and very quick OTHER NOTES: • The apartments facing the front of the building can be noisy. A couple of years ago, we had a two bedroom apartment and the front bedroom got all the noise (the other bedroom was fine). This time our room was alongside the Duomo and we did not notice any noise at all. • The central location means that you are in a pedestrianised zone so you cannot drive to the accommodation. This didn't bother us as we don’t use a car in Florence - it’s just not necessary so we always pick up our car from the station as we leave Florence. If you do bring a car, there is private parking available nearby (35 per day) • The lift is quite tiny so you

Hotel in excellent location, staff at the heart of the reception and available, good breakfast buffet. As for cleaning ”women are bad and shocking”. I stayed in room 214, well I disconsequently!!! Room very noisy , and especially too hot and badly, air conditioning doesn't work and despite having I turn off the thermophones, you didn't breathe!! Great problems with the ants ,a night spent in white to crack everywhere ”You can notice ants cracked on the walls by previous guests” horrible!! The bathroom:water cycling and badly put, windowless bathroom and air conditioner, absurd!!! The small shower with so much folding glass ”robs extra space”!!! Search better, you find at the same price if not less

I stayed for 2 nights in this small hotel in the centre of Florence, excellent location to return after lunch to rest and also to leave the evening! very clean and bedroom in French, also the small but functional and clean bathroom. Very kind staff, it is only a pity that breakfast in this period is only offered hot drinks from a car, but very good! To access the hotel at any time, besides the reception time, access codes are provided, very convenient, check in is made after 14:00 while check out by 11:00. But I was allowed to leave my baggage in storage until mid- afternoon, a great courtesy. I found myself very good and I am sure I will be very busy back in this building.

First off our triple room didn't look like the picture but worse was that it had a sewage smell. When I spoke to the front desk they said nothing could be done that day however they could change our room the following day before 2pm. When I went back the same individual gave me a hard time saying it was too late the rooms were cleaned etc. I persisted with what he told me the day before and then with agitation asked what was wrong with the room. I told him it was the sewage smell, he asked in Italian one of the staff if it was true and she confirmed in Italian that it was defiantly smelly. Needless to say I understand Italian but did not lead on. He stated there was a room available but much smaller. The female took us up to see the room and we agreed to change as room did not smell. I did not question him on the difference in price as he was so unapproachable. We learned latter that day that the air conditioning did not work, so we had to keep the window open through the entire time. Needless to say that it was very noisy as the room back into the alley way. I WOULD ALSO like to say the breakfast was poor selection however the gentleman that worked there was very efficient in keeping the cappuccinos going and cleaning up the tables to make room for all to sit. I WILL NEVER RETURN TO THIS HOTEL AND WILL ADVISE EVERYONE I KNOW NOT TO GO THERE. WE SPENT SO MUCH MONEY FOR THIS PLACE, I FEEL WE WERE ROBBED.

I couldn’t have picked a better located hotel if I had tried!! It is literal steps from the Duomo and the views from the rooftop terrace make any flaw inconsequential. I would absolutely stay here again if I came back to Florence. The hotel is located on the fourth floor of the building, but there is an elevator to take you up. The rooms are a little worn, and could probably use a fresh coat of paint, but they are nice. The beds could also be updated, they are definitely on the firm side, but they aren’t uncomfortable. The bathroom towels were far better than the average hotel. Other people said the staff was rude, but I didn’t find that. There was an older gentleman who wasn’t particularly friendly, but he wasn’t rude at all. Breakfast was good, I just wish it started a little earlier.
