Before booking this hotel, I read some reviews. It's in the city center, so the location is good. However, there are a few things that fell short. The cleanliness was an issue; the bathroom had mold around the sink and inside the shower area. In the room, there were several dusty spots, as if it hadn't been properly cleaned. I've stayed in 2-star hotels before that were much cleaner. The lobby area was very hot. I asked the staff, and they said the air conditioning was being maintained. But I saw reviews from 8 months ago mentioning the lobby AC was still out. Check-in service took a little longer than expected.

The hotel location is very strategic — just opposite SkyWorlds Theme Park with only a 3-minute walk, and about 5 minutes to Avenue Mall. Very convenient for families with children.
There are also plenty of food choices nearby. You can easily find a variety of food at Avenue Mall, or take a short walk to Kayangan Apartment for authentic Chinese food. The hotel is also near the link bridge connecting to Antara Mall, making everything easily accessible.
Security is also very good. The access card only allows you to enter the floor you are staying on, and there are security personnel stationed downstairs, which made us feel safe throughout the stay.
If you prefer a quieter environment, opt for a room facing the hill side. It is much less noisy and you can still enjoy the cable car view.
Overall, a great stay for a fun, comfortable, and convenient family getaway!
The hotel is clean, and there are many great food options nearby. You can also walk to 188 Kuantan Tower and the Mural Street. I'll definitely stay here again if I come back to Kuantan ☺️. Recommended food: Hop Kee Restaurant for Curry Yong Tau Foo 😋 and Miao Kee Restaurant for Pan Mee 😋.

Overall, my experience was a bit disappointing. I had informed the staff a day prior that I would be checking out at 5:30 a.m., and I was told that the front desk operates 24 hours. However, when I went down in the morning, there was no one at the counter. I waited from 5:30 a.m. until 6:10 a.m., and there was still no staff available.
During that time, I repeatedly called the number listed on their official website (+60 10-921 2677), but no one answered. At 6:10 a.m., I sent a WhatsApp message with my bank account details and left. The staff only replied around 6:30 a.m., and my deposit was immediately transferred to my account, which I appreciate.
Still, I hope the management can improve their coordination and ensure that the front desk is staffed as promised, especially when guests have notified them in advance.

Plenty of parking. The yellow marked parking spots are for hotel guests, available in front, on the side, and at the back. The TV is great, I love it. Water pressure is good. Aircon is cold. Pillows are a bit hard. Ironing facilities are outside. There's a Coway water dispenser. Excellent. Would definitely repeat my stay.
We reached the hotel at about 2.45 PM and were asked to wait for our room. Although check-in officially begins at 3 PM, our room wasn't ready until 4:20 PM. Inside, the bedroom was quite small (with an unusual sink-outside-bathroom layout) and the garden view was disappointing. However, the highlight of our stay was the beach. It is peaceful, clean, and beautifully shaded by trees. It’s a fantastic area for total relaxation.
Check-in and check-out process was easy. Plenty of parking space. The elevator was out of order, but the staff were very helpful and assisted us in carrying heavy luggage up the stairs to our room. The main door to the room wasn't smooth, and neither was the door to the connecting room. The swimming pool was easily accessible.
The room was clean enough, but unfortunately the air conditioning wasn't cold enough. I've already notified the front desk staff, but it hasn't improved.
I went there for exam at UIA. There is a cockroach when I first enter the room. Told the front desk and they manage to change the room for me. But because it was a peak season, hence no more queen bed room, and hence they change to a twin room for me
Waite a while to check in despite I reach at 4pm. Housekeeping needed to remind for many times and they will only do it when they reach to your room. Study time affected a little. Towel was a little worn and dirty
Overall with the price I paid, it was an okay stay. Just don’t expect too much with such price range
I’ve been here twice now and it’s always been spotlessly clean and incredibly spacious. Last month I left my belongings here and they kept them safe and returned them to me.

GGuest UserComing for birthday celebrations and special remarks any special arrangements can be prepare prior arriving however no respond from hotel at all. Staff here are not attentive enough and not quite hospitality orientated. On the day we checking in, lift is under repair and we are with our luggage and our floor is 3rd floor, none of the staff offering help at all. And dint give any alternative just ask us to wait till lift is resume. So giving a very bad impression at the first sign. Not sure how they claim the best service hotel. Location are right the middle of town si this is the plus points. Food wise do not expect much as the breakfast option are kinda limited and chicken also bit overcooked bit hard to chew.

GGuest UserABC Beach. We stayed in May 2026 with my wife and son (15 years old). Everything was great: a spacious room with daily cleaning, a roomy bathroom, comfortable mattresses, a fridge, and a wardrobe. There were absolutely no inconveniences. The front desk staff was polite and patient.
Further details: snorkeling is available directly opposite the hotel and a 3-5 minute walk to the right. Overall, this hotel is great for divers – there are dive centers nearby. We didn't see any other Russians during our trip. If you're looking for a relaxing beach vacation, head to Juara (a beach on the other side of the island). You can book excursions for an average price of 130-150 Ringgit per person. Kayaks are available for rent. You can also rent a bicycle or a motorbike and go to Tekek (where you'll find tropical fruits). Food is available to the right of the reception if you're facing it (see photos). The price per person is 15-20 Ringgit. To the left, there's a cafe with a breakfast buffet... don't even bother trying that for 25 Ringgit! Tioman is a beautiful island, incomparable to Langkawi... fewer tourists, no hustle and bustle. If you want to find your Zen, this is the place to be!!!

One thing I’d comment is the parking lot - they seems to have a centralised carpark & it is quite far from where we stayed.

There was a double-booking issue due to an error from the Trip app, but the owner was very helpful, responsible, and cooperative in resolving the problem. Thank you for your excellent service and for making everything easier for your guests. Highly recommended! 😊

The room condition was poor and clearly needs serious refurbishment. The mattress appeared dirty, and several parts of the room looked old, worn out, and not properly maintained. The overall hotel lobby and atmosphere also felt run down and did not give a welcoming impression.
Service was also below expectation. The receptionist staff were not welcoming, and there was no bellboy available or on standby during check-in.
There was also confusion regarding the high tea service. A female staff member at the hostess station in the main restaurant informed us that the high tea set was available, the restaurant serving high tea closes at 6 pm, and walk-ins were acceptable. However, when we came back later at around 5 pm, a male staff member told us the restaurant was already closed and that booking was required for the high tea set. This was frustrating due to the inconsistent information given by the staff.
The breakfast buffet was also disappointing. The bread rolls were hard, the puff pastry tasted like an imitation and was unpleasant, and overall the food was mediocre.
Based on the room condition, service, facilities, and food quality, the hotel did not meet expectations and is in serious need of improvement.
CChloé KohAbsolutely horrid check in and check out process, the counter is at an entirely different hotel which makes no sense at all. You have to climb up and down a hill for checking in and out OR take a taxi. They could at least offer a buggy or something. The walls are paper thin, the corridor has a persistent bad smell with any minor noise exacerbated by the echoes, and the geniuses invented see through blinds where anyone in the corridor can see into your apartment. The toilet smelled terrible, and the TV is not even smart..

No toiletries except hair shampoo and shower liquid.
Slipper, oral care, face towel only sent upon request.
Tissue box was empty.
Asked soap bar for hand wash, the staff told me not provided. After I complaint the staff sent me a bottle of hand wash which like Belong to someone.
My room has pool but only provide 2 bath towels. When request, can give another 2 only. Means I can enter my pool 1x only. If enter more no towel to use.
Charge high price but provide below basic services .
The reception counter is on top and get wet when raining. Only 1 person on duty, if this person go to toilet. Have to wait for her to come back.
Breakfast very basic, less protein, no chicken nor fried or scrambled egg … just hard boiled egg cut into half for Nasi Lemak.
Only 1 word: kedekut operator and lack of hospitality skills.

Nice stay with strategy location which near to lots of attraction, there are Kea Farm Market, Butterfly garden, Mossy Forest, Boh Tea Plantation entrance, Sheep Sanctuary is just next to the guest house and etc.
Staffs are nice and friendly, lots of parking.
