The room was decent, the location was great, and the bed was comfortable. However, we were assigned a first-floor room right by the entrance – I'm not sure if this was intentional – and we didn't get a wink of sleep on any of our four nights. First off, the glass door was broken and couldn't be securely locked, which meant absolutely no soundproofing. We could hear every word pedestrians said on the street. Given its central tourist location, loud pedestrians, particularly intoxicated ones, would pass by until well past midnight, making a lot of noise. Then came the constant banging of doors in the morning. Even more terrifying were the sounds of luggage being dragged and lifted (due to the building's layout, all luggage had to be carried up stairs), which sounded like an earthquake, starting as early as 5 AM. We were utterly sleep-deprived and on edge! We tried to just tough it out, but by the time we left, our entire family was completely drained.

From a hotel of this level and price you expect more for breakfast. At least delicious coffee :) and a cup for toothbrushes in the bathroom would not hurt either. By the way, about coffee - if you come at 8 am or later, then while you wait for the waiter with coffee you can sit - what prevents the hotel from installing a coffee machine so that I can serve myself is a mystery. The location is excellent, everything is within walking distance. The room is large, the height of the ceilings causes a wow effect :) the bed is beyond praise. There is a gym, a swimming pool, a spa and even a yoga mat and scales in the room - I did not use any of the above :)) They ask for a deposit of 150 pounds upon check-in. You would think that they have crooks living here and I will run away without paying. In general, considering the price, I would think twice - maybe there is cheaper nearby, but not much worse. The restaurant across the road Kyole is simply brilliant! I recommend 👍 and a little further, but also a minute's walk away, a good shop of kilts and traditional clothes, not a souvenir shop like on the Royal Mile. We went to the airport by bus number 100, very convenient, the bus stop is two minutes from the entrance to the hotel, the stop at the airport is right opposite the entrance, the price for two with luggage is 11 pounds, inside there is a place to put bags. We got there in 30 minutes. Everything is convenient and fast.

Traveled with my wife and our 10-year-old kid. The location was superb, right in the heart of town—near Scott Monument and directly in front of Victoria Garden. The hospitality was top-notch, especially in the F&B department. A waitress from Asia (likely Nepal) was exceptionally professional and friendly. An amazing place to stay with family & friends—highly recommended!

A lovely hotel with a luxurious feel to it. Great service from staff even when we had an issue it was sorted swiftly and professionally. Both the restaurant and the bar, which also served food was excellent and staff everywhere were very attentive and courteous. It would be a good idea to offer the reduced breakfast rate when hotel guests change their mind for their whole stay not just on the day they check in as plans can change as tourists to Edinburgh, especially with the weather being so hit & miss! Especially if they call ahead to book a breakfast. The location of the hotel just steps away from the foot of the Edinburgh Castle is perfect and walking distance to most places. The pool is fantastic but once again, when at the pool, guests may change their mind and want to visit the spa facilities so it may be a good idea to offer an hour option for those wishing to do this. This would benefit both hotel and guests. A great hotel and I would highly recommend.

As a location, I think this is a very nice hotel to stay in; however, for a 5-star hotel, I expected a much higher level of service.  We were disappointed by several issues during our stay. First, housekeeping knocked on our door around 8 a.m., waking us up to ask if we needed cleaning. We requested the service, but when we returned to our room around 3 p.m., it had not been cleaned. Even after we went out to dinner and returned later that evening, the room was still not cleaned. Additionally, while my friend and I were resting in the room, the door had not been closed properly and was slightly open. A hotel staff then opened the door without knocking, which made us feel very uncomfortable. Another issue occurred when my friend ordered food via Deliveroo. The order was marked as delivered, but we could not find it. We asked the lobby ambassador for assistance, but she was not helpful at all. We eventually found the order ourselves, placed on the concierge desk. Overall, the service from the staff was very disappointing and felt cold and unwelcoming. While I would recommend the hotel for its location, the level of service was far below what I would expect from a 5-star hotel.

The location is super convenient for getting to all the attractions, and it's not far from the train station. However, it's an uphill walk the whole way, which was quite tiring with luggage. Overall, the hygiene was good, and the staff were friendly and helpful. The communal kitchen was well-equipped, and both the common areas and the rooms were spacious. There aren't many shared bathrooms and toilets, but if you go during off-peak hours, you won't have to wait in line.

Amazing stay experience at the Ten Hill Place Hotel. I was on a trip with my mother. The staff here made our stay, checking in & out and the whole experience very easy and smooth. We did have some issues in our bathroom which was dealt with promptly by their staff. The place is very conveniently located near the center with major attractions just walks away like the royal mile, victoria street, princes street, castle and the scott monument. If you wish to travel by bus there is a bus stop just 2 mins away as well. We found lidl, sainsbury and some affordable food options just near the hotel. Although the hotel also offers their restaurant with amazing food. Our room had scenic mountain & city landscape views. Overall a very beautiful and convenient stay for people travelling or looking to explore Edinburgh. Highly recommend!!

We only stayed for one night and I had a great price deal as well. Based on price, everything was great. Matress was comfortable. I didnt mind, but for light sleeper could be important. In our room curtains weren't blackout, but we needed to up early anyway. And pipes in the bathroom.were particularly noisy. Even during the night time. The rest was great. You get everything you need for 1-2 night stay. Staff at reception were very friendly.and it was about 20 min walk to town center.

Location was perfect, service from the reception was nice. I had a dobbel bed and traveled alone. The bed was a sofa bed, it was very hard bed, I got back pain. I like hard beds but this bed was not good to sleep in for 3 night’s. Breakfast was boring but had the basic. If I could’ve choose again, I would have eaten breakfast outside in Edinburgh town. Shower had weak pressure, I look forward to take a long shower at home.

The hotel is currently undergoing renovations, and I had the chance to see both the pre-renovation and post-renovation rooms. There's a significant difference. The older rooms were just 'okay,' but the renovated ones are absolutely beautiful, on par with five-star hotels in China. The location is fantastic, right next to the large green spaces of the University of Edinburgh, and many attractions are within walking distance. Plus, there are plenty of Chinese restaurants nearby. My only minor disappointment is that the hotel kitchen only has a microwave, no induction hob, so you can't really cook for yourself.
