The room was decent, the location was great, and the bed was comfortable. However, we were assigned a first-floor room right by the entrance – I'm not sure if this was intentional – and we didn't get a wink of sleep on any of our four nights. First off, the glass door was broken and couldn't be securely locked, which meant absolutely no soundproofing. We could hear every word pedestrians said on the street. Given its central tourist location, loud pedestrians, particularly intoxicated ones, would pass by until well past midnight, making a lot of noise. Then came the constant banging of doors in the morning. Even more terrifying were the sounds of luggage being dragged and lifted (due to the building's layout, all luggage had to be carried up stairs), which sounded like an earthquake, starting as early as 5 AM. We were utterly sleep-deprived and on edge! We tried to just tough it out, but by the time we left, our entire family was completely drained.

The Balmoral Hotel is absolutely superb! We arrived at 8 AM and a lovely Eastern European lady at reception warmly welcomed us and allowed us to check in immediately, saving us the hassle of storing luggage and having nowhere to go. A gentleman in a kilt even helped carry our bags to the room. Beyond the daily cleaning, the housekeeping staff thoughtfully organized all our small items, neatly tying up messy charging cables. The breakfast was lavish and incredibly delicious [strong][strong][strong]! It's worth noting that Room 522 is where J.K. Rowling stayed while writing Harry Potter. It features a unique pink-purple door, distinct from the other white and green ones, and an owl-shaped door knocker, adding a special charm to the entire hotel. Many Harry Potter fans even pay a hefty sum to stay in Room 522 [grin][grin][grin]!

From a hotel of this level and price you expect more for breakfast. At least delicious coffee :) and a cup for toothbrushes in the bathroom would not hurt either. By the way, about coffee - if you come at 8 am or later, then while you wait for the waiter with coffee you can sit - what prevents the hotel from installing a coffee machine so that I can serve myself is a mystery. The location is excellent, everything is within walking distance. The room is large, the height of the ceilings causes a wow effect :) the bed is beyond praise. There is a gym, a swimming pool, a spa and even a yoga mat and scales in the room - I did not use any of the above :)) They ask for a deposit of 150 pounds upon check-in. You would think that they have crooks living here and I will run away without paying. In general, considering the price, I would think twice - maybe there is cheaper nearby, but not much worse. The restaurant across the road Kyole is simply brilliant! I recommend 👍 and a little further, but also a minute's walk away, a good shop of kilts and traditional clothes, not a souvenir shop like on the Royal Mile. We went to the airport by bus number 100, very convenient, the bus stop is two minutes from the entrance to the hotel, the stop at the airport is right opposite the entrance, the price for two with luggage is 11 pounds, inside there is a place to put bags. We got there in 30 minutes. Everything is convenient and fast.

This is our 2nd time stayed at the hotel. Unfortunately this time we didn't get the ROOM#203. We were assigned to room very groomy then changed to room601 then finally to 604, thanks to Ms Joe, she is very attentive & helpful on Christmas eve. Breakfast started really late at 8.30am , but the staffs are very attentive & caring. To enjoy this hotel next time I must request.to BoOk Room 203 again

I was torn between many hotels before deciding, and I'm glad I chose this one. I picked the castle-view room type; the room was quite spacious, the bathroom had a separate shower and tub, and the bedding was very comfortable. The front desk staff were also very friendly. Breakfast was a mix of à la carte and buffet style, and the à la carte items were unlimited. The food selection was rich, and the restaurant staff were very polite and courteous. The hotel provided slippers and two small bottles of water, but there was no toothbrush or toothpaste.

Me and my partner stayed at the Code Pod - the court. Wow, we absolutely loved this stay. We had never stayed in a hostel style hotel before, and this exceed all expectations. We loved that it was in an old court house and each room was unique. We loved it explained about the room. It was super unique being modern while also keeping its history themed. It was super clean and great amenities. The staff were super helpful and friendly. And the location couldn’t have been better, we had a day tour booked and didn’t realise the meeting point was right out side of our hotel, how easy !! Burgers and beer and the wing shop was also next door and they were to die for I’ve never had any food like it I would highly recommend trying these. Also if you’re looking for a fun unique bar with live music around the corner I’d highly suggest the labyrinth, it’s like a maze in the underground vaults. I would highly recommended this hotel to anyone looking for something unique, an amazing location, and friendly staff. The best of everything was so close. Wow, wow. In love with this hotel.

When we checked in (around 2pm) we were given a card to a room. After making it upstairs we walked our 7 year old girl into an occupied room. This is a pretty big safety issue. We went back downstairs and was told ‘it’s because you checked in early, rather than a simple ‘sorry it’s a mistake’ which to be honest annoyed me. We were then told to come back after 3pm. We returned at 5pm and they had moved us to another room. In the morning because of the room change and possibly bad communication the staff said we had more money to pay in unpaid bills. This wasn’t the case but these cases definitely affected how we feel about the staff at this hotel. Passing that by now. Great location and comfy room. Bathroom is small but that’s to be expected sometimes

⭐⭐⭐⭐⭐ 5/5 We had a wonderful stay at Ten Hill Place Hotel and would happily stay here again on our next visit to Edinburgh. The location is excellent—situated in a quiet area while still being within easy walking distance of the Royal Mile, Edinburgh Castle, the University of Edinburgh, and many great restaurants and cafés. It was the perfect base for exploring the city. The room was modern, spacious, spotlessly clean, and very comfortable. The bed was especially comfortable, and we had a great night’s sleep. Everything was well maintained, and the room had all the amenities we needed. The staff were friendly, welcoming, and professional throughout our stay. Check-in and check-out were quick and efficient, and everyone was happy to help with any questions we had. Overall, Ten Hill Place Hotel offers excellent value for money, combining a fantastic location, comfortable rooms, and outstanding service. I would highly recommend it to anyone visiting Edinburgh and wouldn’t hesitate to stay here again.

Our favorite hotel of the trip! It was clean and comfortable, and we loved that we could cast to the TV. The bathroom had excellent wet/dry separation. Breakfast was £15 and had a great variety. The drinking water dispenser at the entrance is a nice touch. The location is excellent, with several Chinese restaurants right across the street. Downstairs, there's a supermarket and a coffee shop. It's relatively close to the city center, about a ten-minute walk, and the airport shuttle takes half an hour to get to the airport. If you have luggage, avoid the stairs when exiting the train station; taking a slightly longer route is manageable. The cleanliness is just okay; they only provide a bath mat and two large bath towels. The room is reasonably spacious. Edinburgh's hotel prices are quite high, so I guess this is to be expected.

The hotel is conveniently located just over a hundred meters from Haymarket train station, and tram and bus stops, making transportation easy. There are many bars and supermarkets nearby, and it's about a twenty-minute walk to the Old Town, Edinburgh University, Princes Street, and the Castle, which is very convenient. The hotel facilities are relatively new, and the rooms are quite spacious; a family of three with an extra bed doesn't feel cramped. The rooms have no strange odors, and they are quiet and soundproof. The breakfast is abundant, with almond milk and oat milk being particularly noteworthy, and a good variety of breads and fruits. I recommend this hotel for family trips.

Ideal location within budget I used to study in Edinburgh uni and my student hall is right opposite - that’s why we chose here The value is pretty good but I won’t give it 10/10 Here are the reasons 1. The towels have fluff coming out all the time 2. Bathroom hand wash sink doesn’t go down properly 3. Shower pressure fairly low 4!! The WiFi!! There’s barely any connection within our room. The 5G got down to 4G on 1-2 bar so even we use our own data is very slow… The wifi gets way better in the Lobby and in public corridors but who wants to chill in the lobby after a whole day of walking… My husband got severe dry eye symptoms at the end of the trip (it may not have something to do with the hotel but he wakes up every single night) The hotel has very good amenities that benefits every member who stays. but within the room i can always figure out something that doesn’t match up the 4star hotel standard things.

The hotel is currently undergoing renovations, and I had the chance to see both the pre-renovation and post-renovation rooms. There's a significant difference. The older rooms were just 'okay,' but the renovated ones are absolutely beautiful, on par with five-star hotels in China. The location is fantastic, right next to the large green spaces of the University of Edinburgh, and many attractions are within walking distance. Plus, there are plenty of Chinese restaurants nearby. My only minor disappointment is that the hotel kitchen only has a microwave, no induction hob, so you can't really cook for yourself.
