It's an old hotel, however I love the classic design, the staffs are very friendly and helpful. However it's normal in an old hotel, the smell of old carpet and unsatisfactory shower may bring it down it's value. Overall it's a good experience

but this time comfy house looks like abit disappointed🤔️ the bathroom is really smell bad and few cockroachs at the basin😨and the one who live to the next door is noisy at midnight time,cant get a good rest for me and my family when we have an early flight at 7am.
we loved staying here ! as a staycation lovers, we choose this place because the room was spacious and quite cheap . we live far from KK and always choose Tune Hotel as a place to stay when we are at KK
The price is really good for such a low price. The sea area is very beautiful. Breakfast and dinner are included. The downside is that there is no air conditioning. Of course, you can choose a more expensive one with air conditioning. There is no hot water, but cold water is acceptable. Unlimited rice, the taste is OK. Mainly for playing in the sea, so I think it is worth it. I will choose this place again when I come to Semporna in the future.
It's really worth choosing Banyan Tree Villa Hotel for this trip to Semporna! As soon as I got off the car, someone greeted me. Check-in was super fast. The housekeeper also helped me plan the itinerary, which was very considerate. The room faces the sea, and I am awakened by the beautiful sea view every day. The private swimming pool is also great, and I am not afraid of being disturbed at all.
Depart from the pier, take a speedboat, and there will be local children carrying luggage to the boat. It will take about 25 minutes to reach the water house. The sea breeze blows gently along the way, and it feels so comfortable.
When I arrived at the water house, I was pleasantly surprised as soon as I entered the house. The facilities in the house are so complete, air conditioning, hot water supply equipment and facilities are all available, and the layout is warm.
The bathroom is also clean, without any odor, and the bath towels are snow-white, which is comfortable to look at. After putting the luggage, the room has a separate balcony.
The sea water around the water house is clear and you can clearly see the fish. You can see starfish lying slowly on the seabed when you look down, and there are groups of colorful small fish swimming around.
The fish feel a little dull. . . . What satisfies me most is the food here. Just arrived in the afternoon, the staff told us that we can have afternoon tea from 15:00 to 16:00,
small cakes, fruits, juice, while enjoying the sea view and eating desserts, I feel that all the fatigue has disappeared. The dinner was even more sumptuous, with a table full of seafood.
The crabs were all fat, and when you peeled the shells, the crab roe flowed out, and the aroma was intoxicating. The squid and shrimp were also very fresh and bouncy. Paired with a few plates of refreshing and greasy blanched vegetables,
the nutritional combination was perfect!!! I lived comfortably every day during these few days, and the staff was very friendly. Any needs could be solved immediately. This stay experience was really great.
It is very suitable for couples to date or family vacations. I sincerely recommend it to everyone.
Very good, the boss's seafood processing tastes super good, the boss's own meals here are also delicious, the seafood processing in town is completely different from here, I can only say that it is two completely different concepts, trust my Lord, the shuttle bus pick-up is very convenient, the sanitary environment is also very good, clean and tidy, the water in the swimming pool is cleaned by robots in the water every day during the day, my children like it very much 😘
Staying here was a truly memorable experience. The resort is set in a serene location with a picturesque lake where you can fish and even take a boat ride around. The unique touch of being able to bring your catch to the kitchen and have the chef cook it up for dinner was a real highlight. You can also buy fresh seafood from the local market and ask the chef to prepare it however you like for a very reasonable fee. The food, prepared by the owner and chef who hail from Guangdong, was the best I’ve tasted in Semporna. Each dish was bursting with flavor, showcasing authentic Chinese cuisine at its finest.
The resort is about 15 minutes from Semporna town, but they offer a free shuttle service to and from the town, which makes it incredibly convenient for guests.
At night, there’s outdoor karaoke under the stars, creating a fun and relaxing atmosphere. Overall, the resort had a homely vibe, with the owner and staff going above and beyond to make us feel welcome.
The resort itself is new, and the rooms are spacious, clean, and incredibly comfortable. I felt right at home the entire time. The peaceful surroundings, combined with excellent service and food, made this a perfect getaway.
To note that the staff mainly communicates in Mandarin, so knowing a bit of the language would be helpful.
I stayed here for a night after a 5 day dive trip and this was the perfect place to unwind and relax. I loved my stay so much that I can’t wait to return. Highly recommend it to anyone looking for a relaxing retreat in Semporna!
In general, it is good. The staff can speak Chinese and communication is barrier-free. The bed sheets and quilt covers are very soft. It's just that some small details of the hotel's internal facilities are not handled very well. For example, the curtains cannot be pulled tightly no matter how hard you pull them. However, for me, I don't have high requirements for accommodation when traveling. I can still give this hotel a five-star rating!

TL;DR: This place feels more like a meditation centre than a hotel, it will not provide you with supplements. It's a bare room. You need to bring toothbrush&paste and buy drinks somewhere as it is not provided. No tv and fan. No in-house restaurant. There are mosquitoes at the garden near afternoon, and the balcony at night, but there are no insects in the room (family room). In exchange you will get a very clear and vivid Mt Kinabalu view in the near-dawn morning (where there is no mosquito), a working shower with heater, concrete floor that reduces nearby noise, and cold foggy experience.
Long:
This place is within the fog path so you will get the foggy experience. You can also see Mt. Kinabalu at the right time and it looks quite close (e.g. dawn 6 a.m.). You can even see the electric towers and resthouse, it's that close. Moreover, this place is more like a meditation centre than a hotel. It is visibly run down probably since covid as that is also when the in-house restaurant got closed down. Considering my experience as a recurrent visitor of Kundasang, mosquito has always been the least of my concern. Somehow this place has lots of them. We got bit quite a lot in a short span of time.
Undesirable / Cons:
-No water kettle, no supplements (water bottle, coffee pack, toothbrush, toothpaste, etc.). Porcelain mugs are provided though
-No in-house cafe/restaurant but nearby has a few (400 meters at least)
-No tv, no fan but cold in general
-Quite a lot of mosquito and moths outside at the garden place in the afternoon and at the balcony connecting the 2 buildings at night. There are no electric zapper.
-Seems a bit run down at the garden. 2 broken board pieces on the floor for example.
-It has no Qibla for muslim people, at least in family room
Desirable / Pros:
-Big room. Not smelly
-Is cement board floor
-Big single beds. Not smelly
-Clean bed. Fluffy cover.
-Water heater is working for family room at least
-Relatively clean inside room and at reception. No insects in room. No weird bugs around.

-Very near main road. So good road going towards the hotel
-Aki-Aki trail starting point is nearby. Plan to go next time so no experience as of this review
This place is not too bad. Not too good either. Personally, I wouldn't place this as my top place for the foggy and view considering other options but I don't mind returning if necessary. It will sure be much much better to highly recommended with much needed renovation and have some methods to deal with those mosquito.
p.s. There's a cute puppy that invites you at the entrance. 😂
p.s.s. I saw a greater coucal gliding into the forest in the morning!
GGuest UserAdvantages: plenty of hot water, breakfast included, very close to Longmen Inn (if your itinerary includes island hopping to Mataking, you will meet at Longmen Inn), the hotel's sockets do not require conversion heads and can be used directly.
Disadvantages: There is expected to be construction work at the entrance of the hotel in the next two to three years. The drilling will last until about 1 a.m., and the air-conditioning is quite loud, and it is very stuffy without the air-conditioning on. There was a fishy smell on the first day of stay, but not in the next two days. But since I am usually very tired when traveling, I can still take a break. If the island hopping itinerary includes Timba Timba, the meeting point is about 2 kilometers away and takes 20 minutes to walk. It's difficult to get a taxi.
There is a deposit charge and you need to prepare 100RM in cash in advance. It will be refunded upon check-out.

GGuest UserIt was my first time to experience a water house. The slide went directly into the sea. It was very interesting.
Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea.
Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry.
Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps

EEdhamThe breakfast buffet options were really limited. Eg, theres only 1 type of chicken and they put very little amount each batch. Had to wait another batch once its finish. Its not worth paying rm25-30 per head for the breakfast. I suggest you go by foot to the nearby places or restaurant for better food options.
I pick this place mainly for its swimming pool, but after seeing the water up close, its SO DIRTY! You can see a lot of phlegm, saliva, dust, hairs, some trash inside the water with algae. THERE WERE LOTS OF HAIRS during my visit. I felt disgusted by the water pool, pls save ur kids from going into the disease-ridden pool. The hotel needs to upgrade their pool- water filter system. Please.
I tried the full body massage service, cost me about RM78, it was okay-ish. Not much to compliment or complaint, it was very average. And they dont use proper massage bed, they use thin mattress placed on the floor. So you cannot put ur face down, u need to put ur face sideways, which made my neck uncomfortable the whole time.
Otherwise room was okay, they need to clean under the bed, as i notice theres A LOT OF trash under the bedframe. The towel seems to be very old, they need to replace it. Looks very worn out.
During my stay, the water pipe had rust in it. It was very rusty for the whole 1 hour, i had to flush it out before the water become usable.
Mind you. Theres a lot of positive things about the place too, but a positive experience should be a given, that a basic standards, so i only point out the things that may ward you off from coming to this place if you're like me.
Im travelling with kids, so I expect more quality service.
If im travelling alone, i really don't care with the downsides of this place.
