Cleanliness: toilet has a pungent smell and we regretted not asking to change room because we checked in late at night and too tired to ask. It did not got better after room service.
Location: it was right opposite the train station but there is still free shuttle bus to send you there. Good for wet weather or when you have luggage. Was baited by other reviews that there is shuttle bus to Disneyland but there isn’t. Only free bus to nearest station and Baiharma station. You need to pay the train ticket to take resort line to Disneyland and Disneysea.
The park view isn’t ideal because you can’t really see Disneyland. Just the view of neighbouring hotels and a little bit of the parks. I believe ocean view is better.
Breakfast was decent, you can get original or chocolate pudding.
All staff are friendly and nice.
There is ice and cold water dispenser on every floor but no hot water. You can boil on your own in the room. The room is very spacious.

This is my second stay at the Sheraton, and compared to my first experience, I was a bit disappointed this time—particularly with the reception service.
The check-in process was incredibly slow. There were only two families ahead of me, yet each check-in took over 20 minutes. After a long journey, when everyone is exhausted and just wants to settle into their rooms and rest, standing in line for such a long time was frustrating. The situation was even more challenging with kids getting fussy and adults feeling drained. This is definitely an area that needs significant improvement.
On a positive note, the room was as expected—spacious and clean, just like my first stay.

Pros
Affordable and spacious for family of four, considering how expensive Tokyo is.
Convenient and excellent location with shops and train on the doorstep.
Laundry and big toiletries room.
Cons
Poor selection of tv channels
Not clean, dusty
Shampoo very drying
Customer service reception is slow and unhelpful (my husband needed assistance to find a doctor, and staff just basically said no with grumpy face and it was up to my husband to figure things out).
Only 2 lifts for hundreds of rooms?!

We enjoyed the hotel room so much that we decided to stay an extra night. Being in the cramped rooms of the city before and after our stay at the Hyatt Regency Tokyo Bay made it very difficult to leave. We appreciated the cleanliness, hospitality, plush beds and amenities. The only drawbacks were a bit far from Disneyland and the shuttle pick up location at the parks were quite far from the gate but, again, the hotel itself made up for that. In room dining was great, breakfast was good.
The hotel is right next to the Kaihin Makuhari Station. The hotel has buses to Narita and Haneda, which is very convenient. It is also close to Disneyland. There are many places to eat nearby. If you go to Tokyo, you can also go directly to JR (it will take some time and money. Transportation costs in Japan are relatively high). The hotel's breakfast is also OK
A perfect hotel. Very suitable for catching a flight or playing golf in Chiba. Although a bit old, the overall feeling is still good. I will stay here next time.
Great services with 7-11 in the hotel. Near to Narita airport with free shuttle bus. However the frequency is not high, especially to Aeon mall but in overall was a pleasant stay.

The guy at the front desk speaks very good English and is very friendly. He paid on the spot to upgrade the triple room. It is very convenient to go to Disneyland or Tokyo Station. Across from it is AEON and the station. Everything you need for life is there. The hotel's location is excellent and the rooms are very comfortable. I will recommend other friends to stay here in the future.

AAsiaFamTravelsThe restaurant is opened until 9.30 but when we arrived at 9.05pm the server refused to serve us. This means if you leave Disneyland at 9pm you will not get any dinner.

YYuminGreat location (20min distance from airport), great service(ryokan style, english speaking employees, taxi reservations), great amenities including onsen items and fridge drinks (contemporary beers and high quality sake, coffee, traditional tea), great outfits, great breakfast, great nearby restaurants, great price, great hygiene
