Hotel Massimo was a great pleasant surprise both in terms of customer service and hotel quality. First I made a mistake of the reservation date and the hotel staff immediately helped to update the booking without additional charge. Second, when I request for a room change to a quieter area of the hotel, I was attended to promptly with a small charge of 10 euros to upgrade the room. Their breakfast was exceptionally tasty and staff was courteous and kind. One of the best hotel service I received in Italy! Highly recommended!!.

Country B&B hotel, room converted from their villa. The facilities are very old and the service is very kind. But it is also a different experience. The breakfast was pretty good, the dinner in the restaurant downstairs was delicious, and the barrel wine tasted good.
This is the first hotel ever that have read my message (my message to hotel when booking), and act on it accordingly. So, it gave me a good impression of the hotel. And the parking is just outside the hotel, which is very convenient. The overall is very good.

The hotel is quite grand and feels very historic, with oil paintings and pianos dotted throughout. I booked a room by the river, and the view was absolutely lovely. The front desk staff were also very thoughtful, providing a map and even highlighting various attractions for me. The only real headache was the toilet flush – the button was incredibly stiff and hard to control, making my finger sore from pressing it so hard. Despite this minor issue, the overall experience was still very good.

GGuest UserThe hotel is close to the city center, which is very convenient for walks. The staff is polite and very friendly. Upon learning it was my first time in Florence, they gave me a tourist map and informed me about the sights, even drawing a convenient route for me. At my request, they printed out a concert ticket. The room was warm. I made tea using my own water heater, so the absence of a kettle wasn't an issue. Breakfast was perfectly fine, just like at most hotels. The hotel definitely undersells itself with its star rating; it could easily be a 3-star.

Amenities nothing to be honest, on our room we had some stuff broken also… could get some refurbishment. And also, it is not a queen bed, it was two single beds close to each other… with no top mattress anything…

I cannot believe we actually stayed inside the historic town of Residenza d’Epoca Palazzo Buonaccorsi. It truly felt like stepping back in time.
We booked this place in a rush and honestly didn’t read much about it beforehand. When we arrived in San Gimignano, we were completely stunned by the beauty of the stone buildings and cobbled streets. The entire area feels like a medieval movie scene.
Check-in was officially until 8 pm, but we arrived around 8:30 pm. The owner was incredibly kind and waited for us patiently. She also explained very clearly where we could park the car, which is extremely helpful because driving and parking in historic towns can be tricky.
The whole property is simply gorgeous. The courtyard is beautiful and full of character. Even though our unit was in the attic and required climbing some stairs, it was absolutely part of the charm and experience. There is no lift, but for us it was completely fine.
The decoration throughout the property makes you feel like you are truly living inside history. Every corner reflects the heritage of this place.
The location is fantastic — you can simply walk to the famous squares and restaurants of San Gimignano. It’s also only about 8 minutes away from the world-famous gelato shop, Gelateria Dondoli, which was a highlight of our visit!
What surprised us the most was the size of the apartment. For the price, it is incredible value. The space is huge and includes a kitchen and a lovely attic area.
This was truly one of our best stays in Italy, and it made our experience in San Gimignano even more special. If you want to experience the magic of living inside a medieval town, this place is unforgettable.

BUT room full of mold in the bathroom and near the curtains of the room!!! No ventilation!!! I would not have spent a second night there.

GGuest Userthe hotel is rather old, you will have to carry your luggage up a flight of stairs before even reaching the hotel lobby. the check in process is slow as the counter guy will be busy talking away with his colleague and taking his time while doing your check in (it was the same for every guests)
the shower head is very heavy and falls off easily and the towels were dirty. one good thing is that hotel slippers were provided but no new ones when they clean the room. also do note that they do not provide a “do not disturb” sign and will clean your room everyday, they will bang on your door to check if you are still in the room.
i was assigned on the first floor and they start cleaning very early in the morning which is very noisy and disruptive, the cleaners will just be talking away.
the room has very thin walls and i can literally hear water gushing whenever the person in the room beside flushes. it is also noisy due to the vehicles since it is near the main road.
KKseniaThe room is dingy and uninviting. There's mold on the bathroom ceiling. The bed isn't a double bed; it's single beds of varying firmness pushed together. It's completely uncomfortable to sleep. The reception staff was friendly and they packed a to-go breakfast for our early checkout. The sights are a 15-minute tram ride away, and the tram stop is a 5-minute walk from the hotel.

In foreign countries where the average nightly rate is 2,000, the price here is very reasonable, and it is very close to the Leaning Tower of Pisa, less than five minutes' walk! The facilities are a bit old, and the sockets even need to be supported by a cabinet to prevent the plugs from falling out. The hotel is also not far from the train station, less than ten minutes' walk. But all in all, this price, this location, and this view are still very cost-effective
