Good rooms. Clean and not 100% comfortable stay. The only disappointment is the staff at the restaurants. On the day of our arrival, we barely managed to have dinner at a restaurant. At first, we were not allowed to enter the restaurant in the lobby because we had two teenagers in our family, aged 14 and 16, and the entrance was only open from 21:00. However, the biggest disappointment came the next day when we tried to book a table at a Japanese restaurant. The receptionist at the hotel started telling us about the dress code, which included no shorts, jeans, polos, or t-shirts. We took note, and the next day we dressed in evening gowns and suits, but we were surprised to see Japanese people in shorts and polos sitting with us.

I asked a staff member which one was better, and they recommended the one on the third floor. So I went there, but it turned out to be quite disappointing. See the photos for proof.

The hotel boasts an excellent location, right in Ginza, making it incredibly convenient for shopping, especially for luxury brands, with high-end boutiques at every turn. The only real highlight of the hotel is the view of Tokyo Tower from the lobby; otherwise, there's nothing particularly special about it. The staff were quite friendly. Despite me not speaking Japanese or English, the front desk used a translation device to communicate, making the check-in process very smooth. Given that it's Ginza, Tokyo, where space is at a premium, the room size was actually quite decent. Disposable slippers need to be requested from the front desk, while disposable toiletries are available for self-collection by the elevator. The toilet in my room didn't have an automatic flush function, and I'm unsure if this was the case for other rooms. Moreover, the flush was incredibly loud – loud enough to definitely wake up anyone sleeping if you used it in the middle of the night. Additionally, there were loud motorbikes passing by at night. If you're a light sleeper, I'd recommend contacting the hotel in advance to request a quieter room.

The room was quite spacious, and we found our 4-night stay very comfortable. The bed was also comfortable, not one of those overly soft types. The location was excellent, with FamilyMart and 7-Eleven stores conveniently located nearby. In fact, there's a 7-Eleven right on the ground floor of the hotel – it couldn't be more convenient! The hotel is very close to the subway station. You can easily walk to Shinjuku to catch a train, or take one from Tochomae Station. The hotel had quite a few international guests, and we were pleased to find a Chinese-speaking staff member at the front desk. The daily housekeeping was excellent, ensuring a very clean, pleasant, and comfortable stay.

The location was very convenient and really close to major metro lines . The view from the high floor was nice especially for watching the sunset. As others have posted the room was really small. If you stay more then two days you will need to close your suitcase and organize your things when housekeeping comes. Otherwise they wouldn’t be able to get very far into the room. The water filer and ice machine on the room floor was really helpful especially when going out for the day with the July heat. The room was not so clean. When I went to use the humidifier it was covered in dust which set off my allergies. Also one of the walls had water damage.There was also a badly done patch on the corner of the wall. The lack of more than one outlet next the bed was annoying, especially when the provided charger didn’t work. One of the reasons I booked was the “lounge”. It was quite disappointing. It was loud in the room and it was right next to a smoking room. The available beverages were not that great. I don’t drink coffee and the juice was so sugary. One more thing that was a little annoying, but not necessarily a negative was housekeeping giving me new towels everyday even though I never put used towels outside with my trashcan in the morning. I stayed less than a week so I was fine using the two provided towels, so I had two bags of new towels sitting on my floor until housekeeping cleaned my room.

Cons: This is definitely not a 3 or 4 star hotel, more like 2.  The lift smells like cigarettes. Smoking room is near the reception; which means the reception also smells like cigarettes. Rooms are dusty, which is a problem if you have allergies. The room is extremely tiny even for two people. No proper breakfast. Pros: very good location, max 10 min walking to any Ginza landmark or amenity. There is a Starbucks and an excellent French bakery next to it nearby. The 12th floor room was quiet for the location. Direct metro line to Haneda airport. Conclusion: For a one night stay, it was ok. Do not get the breakfast. Ensure that you get a great price compared to the competition in Ginza. If it is cheap and if you need to go to Haneda/stay in Ginza, great location.

The room was a decent size and very comfortable, featuring large windows and excellent air conditioning. Its prime location is a major advantage, with shopping malls and a plethora of dining options right downstairs. Subway access is incredibly convenient, and Tokyo Station is just 985 meters away, a mere 10-minute walk. The hotel lobby is located on the third floor, and the front desk staff were exceptionally accommodating. They offer currency exchange, amenities for loan, and complimentary toiletries (including shaving kits for men), which was greatly appreciated. Laundry facilities are available on the 8th floor: 300 JPY for a wash cycle and 500 JPY for dry cleaning. The machines include a 1-minute self-cleaning cycle, and detergent is automatically dispensed. Despite its central and bustling location, the room was remarkably quiet. Housekeeping is provided every three days, but daily cleaning can be requested if preferred. The bedding was incredibly comfortable, and the cotton linens felt wonderfully soft against the skin. This was a major plus, far superior to the Shinsaibashi Bridge Hotel.

The hotel has a classic, old-money vibe. During the off-season, the rates are quite reasonable, and all the amenities are excellent. However, there's one crucial thing to be aware of: during check-in, the front desk will ask if you prefer the main building or the tall building, even if you've already booked the latter. Unknowing guests might assume they have a choice. If you opt for the main building, you'll likely have to pay an additional fee (some online reviewers even reported being charged an extra ¥100,000), but the staff won't volunteer this information unless you specifically ask. Therefore, if you've only booked the most affordable room in the tall building, like I did, it's best not to agree to an 'upgrade.' Overall, the service was quite good. Since there's a connecting passage between the tall building and the main building, which might be tricky for first-time visitors to navigate, someone will escort you to your room. This was a nice touch.

I like this B&B very much!! I was worried before coming here because I had never stayed in a B&B in Japan, but I had a great time staying here for a few days^ ^. The stairs are a bit steep, you can ask the landlord to help you carry it. The public areas including the courtyard, kitchen, sink, bathroom and toilet are all clean and tidy (yes! Every public area is very clean!), although the Jianzhiju we stayed in is small, it has all the necessary facilities, it is also very clean and tidy, many small details are very interesting, and it is warm and comfortable to live in. Although it has been very cold and windy in Tokyo these days, the air-conditioned room is very warm. The landlord is enthusiastic and friendly, and he took the initiative to help a lot. He replied to emails very quickly, helped me carry the box and signed for the express delivery of the suitcase, and talked a lot about the experience of studying and living in Japan in the future. After getting off the bus at Nakamurabashi Station, I suggest you open the Amap navigation and search for Tokyo Ximei B&B. The walking navigation is very accurate (I don’t know why my Google map always wanders ( From the geographical point of view, although it takes a while to walk, it is very easy to walk from Nakamurabashi Station. It is very convenient to take the Seibu Ikebukuro Line. There is an accessible elevator at the exit. It is very interesting to take a slow walk. It was really interesting to walk all the way. There was no need to worry about the daily necessities that were missing. It was easy to buy. Our family of four stayed here for two days and was very satisfied. The B&B was easy to find, and we arrived smoothly following the directions provided by the host. However, the B&B is on the second floor, so we had to carry our luggage up. Fortunately, we didn't have much luggage, and we felt more comfortable up there than on the first floor. The rooms were spacious and bright, and it felt a bit oversized for four of us! The two children had a children's room with toys, picture books, and a large screen to doodle on. We had our own room, which was very freeing. It was quiet at night, the room was well-blacked out, and without anyone disturbing us, we had a great sleep. The large TV in the living room was a delight for the kids, and watching Netflix together as a family was a wonderful way to spend some quality time. The kitchen was fully equipped, and although we mainly ate out during our trip, it would be more convenient next time if we were staying longer. The second and third floors each have a bedroom, bathroom, and desk, which was very convenient for my husband, who needs to use his computer when he's out, and we also had separate floors for the noisy kids. The host was very friendly. We added WeChat so we could contact him anytime, which was very reassuring. All in all, I am very satisfied and would like to choose here again next time I come!
